Liviana's Guestroom
Liviana's Guestroom was initially recommended to us with gushing praise by a friend, and we went ourselves to take a look and were not disappointed. The room itself is fabulous - it was just renovated last July so everything is absolutely sparkling new and spotless. It's a really spacious room with antique furniture (and we don't mean grandma's leftover stuff - gorgeous antiques), hand-embroidered antique linen, a huge armoire, a dresser, bedside tables, table and chairs, plus it has new amenities like flatscreen TV, WiFi, and air-conditioning. The private bathroom is attached to the room, rather spacious, and includes good fluffy towels. There is also a small kitchenette room (not eat-in) attached to the bedroom - it has a large fridge, toaster, microwave, sink, washing machine, Nespresso coffee machine (and pods), and basic supplies for guests to prepare their own light breakfast (milk, yogurt, juice, bread, jam, butter, etc). It's totally quiet, as it's on a side street and not a main drag, so you will get a good night's sleep here.

The owner, Liviana, also lives in the apartment but it's separate from the guestroom - so guests have the luxury of total privacy, while also having the owner nearby in case of any problems. When you open up the main door of the apartment, in front of you there is an entranceway with two doors, one to Liviana's part of the apartment and one to the guestroom - so the guestroom has a semi-independent entrance.

The best part of the place is the owner, Liviana. She is kind and friendly, absolutely chock-full of information about Venice and its peculiarities, and passionate about her city. Yet she's also professional and discreet, careful to leave guests their privacy.

The location is excellent - right in the center of Venice, maybe a 5-minute walk from Rialto and also within easy walking distance of St Mark's Square.

Well appointed room, lovely furniture, small functional kitchen stocked with all you need. Excellent location within walking distance to all of Venice. We spent 10 days and everyone was a pleasure. The best part is that Liviana is the ultimate hostess, from cookies to wine. It was a pleasure staying at Liviana's and we will definitely repeat the experience.

From the moment we arrived, Liviana was simply splendid! She met us at the door and made sure all our needs were met; she certainly made our son feel like one of her own. This location was all we hoped for and more. Definitely was the BEST stay during our Italy stay.

Liviana's room was ideally located near the Rialto Bridge. The room was comfortable and quiet, and right next to a canal full of gondolas. Liviana herself was a pleasure; welcoming and very helpful in us retrieving a piece of lost luggage. Also, I highly recommend the free walking tour leaving from Apostoli, a short walk away.

Liviana's room was recently restored and beautiful and was more like a mini apartment with a small kitchen that included a small refridgerator, microwave, espresso, washing machine and sink. She provided wonderful breakfast items, fresh fruit and more which was such a delight after arriving tired from long hours of travel. She even made home made custard and provided for us. It was centrally located to everything. She provided suggestions on restaurants and local art tours for our pleasure.
Very supportive, simple to use and great resource. Will definitely use in the future.

Great location near the Rialto bridge and market. Large room & bath are comfortable and spotless with quality bedding and linens. Liviana met us at the vaporetto station and guided us through the tangle of streets to the calm of the apartment. Liviana provided many thoughtful small touches - including the makings for breakfast - coffee, fruit, yogurt , bread etc Liviana is a warm person and was a pleasure to communicate with despite the language barrier. In sum, we felt cared for at Liviana's place and recommend without reservation.

The main room and bathroom are large and comfortable. Lots of space to move around with a huge wardrobe and dresser to store your things. Although this is an apartment within Liviana's larger apartment, the room was very quiet and private. Liviana was a warm, wonderful hostess. The apartment is on a quiet side street conveniently located only minutes from the busy thoroughfares leading to the Rialto vaporetto or St. Mark's Square. The fridge and microwave allowed me to save some money by not having to eat out every night. A small grocery store is just around the corner. The washing machine was a bonus much appreciated.
Large, soft towels in the bathroom would be most welcome.
Accurate listing and ease of booking made for a simple, pleasurable experience. Highly recommended.

Very generous room size, a/c, in room cappuccino maker with necessary supplies, fresh fruit for breakfast, washing machine came in handy and included soap, Liviana met us at Rialto Bridge to guide us to her place, which wasn't far to go. Really nice floor and furnishing including the beautiful glass chandelier. Liviana is professional, but very caring to our needs.
Possibly the bread items for breakfast. Fresh is far better than packaged.

We totally agree that fresh is better than packaged! However, for food safety reasons, Italian law dictates that you can only use pre-packaged stuff, so this is typical in hotels and B&Bs.

Absolutely everything about staying with Liviana was perfection. She met us at the vaporetto stop and on the walk to her place she pointed out many shops and cafes she recommended if we wanted a non-touristy take on the city. We followed her advice and every single time were delighted and really felt like locals. The accommodations are lovely, the bathroom spacious with a delightfully large shower (a blessing after our tiny place in Roma), and the kitchenette stocked with little things to make your stay homey and a Nespresso maker for fantastic coffee. The location is perfect - close to St. Mark's but tucked away by Casanova's House and the Marco Polo House. Liviana manages properties for a living and her attention to detail and the professionalism make the quality of this guest apartment more like a great hotel, but you have your favorite aunt across the hallway who will go grab a spritz and cicchetti with you after work at one of the many neighborhood bars.

Nice homey room and a very nice homey host. This was probably the biggest room and bathroom we had in two weeks of Italian accommodations. Very clean! Liviana was so helpful recommending a place to get lunch on Burano and helping us find places. I would definitely recommend having her meet you when you arrive because navigating when first arriving in Venice can be tricky.

The was beautifull and ocd clean!!! Impeccable room . We were welcome with procciuto and cheese and a fruits of all sorts. She has the most amazing expresso machine, that can do everything . She was eazy to reach and waited for us at the vaporetto stop Most of all the location, 7 to 10 minutes to san marco, 20 min to the train station. The location es excellent. Livianna is amazing and very helpfull.

Liviana is the best. She really cares about her guests, and wants them to be well taken care of. The room is elegant and spacious and includes a table and chairs for dining in. The bathroom is huge and modern. The kitchen is very well equipped with a refrigerator, toaster, microwave, plenty of dishes, and best of all a clothes washing machine. When we arrived, Liviana had already stocked the fridge with a wide variety of food and beverages for our breakfast. Having a place to warm your own meals in Venice is a huge plus because we did not have to always dinner in expensive, touristy restaurants. Liviana also suggested some good take away food. Everything is kept immaculately clean. There is no place I would rather stay in Venice. Finally, Liviana met us at the vaporetta stop when we first arrived. She is conveniently located within a short walk of the Rialto bridge vaporetta stop.
Easy to use, trustworthy and thorough with instructions. Whenever possible, I will book through Cross-Pollinate.

Excellent location. The building was lovely. The room was beautifully appointed and super clean. Liviana was amazing. She made sure that we were very well stocked for breakfast and everything else we could possible need. She provided an excellent list of places to dine and even helped us figure out the washing machine. We traveled with our 13 year old for three weeks throughout Italy, France and England. This was one of our two favorite hotel/room bookings. I highly recommend it.

Liviana is an intelligent and delightful woman who made us feel very welcome. The room she rents is spacious, beautifully styled with a large adjacent bathroom and handy kitchenette. The location is "perfecto" - close to the Rialto bridge and the markets, within easy walking distance to Piazza San Marco and numerous wonderful eateries. What I loved most was Liviana's hospitality.
No improvements needed! (oh maybe as I think now...fix the squeak in the armoire door") This was truly a memorable stay. We would not hesitate to book with Liviana again.
My husband did the booking. Very helpful website. Will use this service again. Hopefully the other accommodations we have booked using Cross Pollinate are even remotely as nice as Liviana's Guest Room. Then we will be very, very happy.

Loved everything about our stay in Liviana's guest room. Very clean, beautifully decorated with all the comforts anybody could want. Perfectly located two minutes from the Realto Bridge which is central in Venice, we could walk everywhere easily, plus the waterbus stop is right there. The apartment is on a quiet side street so it's nice and quiet at night. The best part is Liviana, she is super sweet, speaks great English and will share her vast knowledge with you! The restaurant she recommended was the best meal we had in Venice and it was right around the corner. I highly recommend staying here.
