Happy Venice Apartment
Happy will make you happy because... not only are you in Venice, but you even have a colorful and super-nice apartment with a canal view to enjoy this special city from.

I love Happy: the view on the canal allows you to not forget even for a second that you are in a very special place, and the bright red upon entering makes me smile every time. This is a recently renovated and very well-maintained spacious three-bedroom apartment, with a great (if small) kitchen and a newly redone bathroom (with shower stall).

Upon entering, you have a living/eating room with a very small 'stand up' balcony and canal view right in front of you; kitchen and bathroom are to the left; three bedrooms with yet another bathroom (with direct access from two of the bedrooms, it's tucked between two of the bedrooms) to the right. There are two portable A/C units in the apartment (which can be moved around).

You're literally two minutes away from the huge Saint Mark's square (you're right behind the piazza, really!), but tucked away in a quiet street. Even in high season, when streets are packed with tourists, this street gets no visitors so you can always take a break from the crowds!

Happy Venice is owned by Roberto and Laura, a young couple who manage three vacation homes in Venice and have two young kids at home, so they have their hands full...

Luggage can sometimes be stored before check-in -- please inquire with your exact dates for details. Since the owners have to come in to the city to meet you for check-in, please make sure to be careful while communicating your time of arrival and update them of any changes.

My 5th or 6th time in Venice in the last 15 years and a most pleasurable place to stay. Roberto met us as planned in St. Mark's square and was helpful and pleasant to meet work with.

Location was fantastic, having an apartment to relax in with co-travelers and cook a few meals was a nice change of pace in a busy vacation. View of canal was great, fun to watch the boats working. Roberto met us as anticipated and led us to the apartment with no problems.
As a few other guests have mentioned, a little sprucing up of the place would do wonders - towels, bedding, rugs could all use to be replaced. Oh, and there was no bar soap or any toiletries, only a pump hand soap by the sinks - so bring your own. Roberto did request the $100 deposit at our initial meeting but after I said we did not owe it, he said that was fine. We were also a tad annoyed that we paid an extra 1.5% (cash) because we used a credit card to pay for the room, AMEX would have been an additional 3%. After a day of travel and thinking about how reasonable the price of the apartment was for 2 couples, I decided not to battle the extra fee - not worth getting upset over - it was only about $10... The washing machine could use some printed instructions - we used it but took a couple hours to was one load, we probably were doing something wrong. Bring ear plugs if you are sleeping in the room overlooking the canal - the boats arrive at 7 am to load laundry from hotel across canal & it's literally right under your window with the guys yelling to each other. If you don't mind getting up early it's interesting to watch them working on the boat, but if you want to sleep in, bring the ear plugs!
Very easy to use & gave us a feeling of confidence having them as a back-up if anything went wrong. Also nice to know the apartments had been screened by cross-pollinate so you knew the place was ok.

Having checked with the owners, it seems they only requested a 3% charge to use Amex. We don't actually list that they accept Amex - so this would have been an exception they were willing to make. There was no charge though for the use of another credit card. As for the damage deposit, we understood that they were only asked to sign a damage waiver, giving us authorization to charge them for any damages - pretty standard procedure. Soaps and other toiletries, although typical in a hotel, is not typical for a self-catering vacation rental.

Location was great, a 3 or 4 minute walk from the clock tower on San Marco. The small canal and side alley on which the apartment was located was quiet, except for the night when the Venice fire department boat parked right below the balcony responding to an emergency call in the next building.
The washing machine operation was a mystery. A simple set of instructions would help.

The location was great. Very close to the San Marco plaza. After walking for hours it was nice to go back to the apartment to rest before venturing out again. Apartment looks exactly as pictures show.
Having my 80 old mom with us, the two flights of stairs was difficult and especially with luggage! Thankful Roberto helped us! We got a porter to help load and tote our luggage to the aliluguna boat for the airport. A must would be luggage with good turnable wheels.The apartment could use an electric coffee pot, bath mat, perhaps a new tablecloth and new bedspreads. It's the small, inexpensive little details that help make a difference. The small walkway to entrance was very dark and dingy. Being on a small canal was nice to step out and look at but in the evening there was an odor from the water. Beware of mosquito's too.
Booking with Cross Pollinate was fast, easy and great communication. However, we thought our credit card was our deposit. Once we entered the apartment Roberto wanted an additional 100 euro deposit. Only when he realized he would have to be at the apartment at 6am to return deposit did he agree the credit card could be used if any damages.

The location was close to San Marco Square but just off enough to feel like you weren't part of the tourist hoard.
The 100 Euro deposit that Roberto requests was not listed in the Policies, but he did not charge us this when we expressed concern about not knowing about it.
Cross-Pollinate made me & my traveling companions feel at ease when dealing with a privately owned residence. They helped us when there was confusion with the pricing & were all around AWESOME!

Lovely spacious warm apartment (we were there in January so warm was important!). It was so good to have a kitchen to use as food is expensive in Venice but cooking with locally bought food was so much fun. The apartment is exactly as described and made for a very comfortable stay in Venice. I would definitely recommend it to friends and would stay there again.
Cross-Pollinate are great - the listings are accurate and they answered any questions very quickly and helpfully.
