Guest Haus Praetorium
This 4-room guesthouse is about a year old (at the time of writing this mid-2012). The owner is originally from Naples and has spent most of his life in Rome, owning a coffee bar in the neighborhood for most of that time. His guesthouse is basic, but he's super friendly and eager to please, and pretty fanatical about the cleaning (even his Tripadvisor reviews all say the same). Each room has a dedicated, private bathroom that is located outside the room. They're all pretty spacious, with standup shower, and were newly built and are in good shape. Each room has air-conditioning, a mini-fridge and free WiFi.

Located on the north side of Termini station, it's very convenient. There are some new, stylish restaurants in the neighborhood that are quite good, such as Meid in Nepols a block away with amazing Neapolitan-style pizza. Being near Termini means you don't have to deal with public transport when you get into the city with bags, but you can jump on a bus or subway to get to the Vatican or into the historic center (or you can walk - after all, Rome isn't that big).

A potential downside might be the thin windows (which he's hoping to change) that would make it hard for someone sensitive to noise. That said, all of Rome is loud, and it's probably not a great city for anyone sensitive to noise. Otherwise, for the price, you'll feel very welcome, safe and with a host who'll be happy to make you feel at home.

It's a very close walk to the metro/buses. The owner was very nice and got back to us right away. He included some muffins/juice in the room and gave us several bottles of water, which was nice. The sounds from the street/other guests wasn't an issue so we slept well here! A/C was nice!
The locks/doors squeaked a bit so hopefully we didn't wake anyone when using bathroom or bedroom doors.
They were great! Prompt, professional, and nice.

The real jewel here is the staff. Emiliano & his assistant are very informative, and full of information for any visitor to Rome. They are quick to offer suggestions, but also willing to help your formulate your own itinerary. They are willing to go the extra mile to make their customers happy. For example, holding luggage before/after check-in/out, recommendations on travel plans & packages, "local's tips" on getting around, etc. The location, a few blocks from Termini Station, is very helpful for both in town transportation & between the airport & town.
This isn't exactly a B&B, it's more of an apartment that rents rooms. There's not a personal touch that you feel walking into a B&B that's also someone's home. The rooms are very simple & the breakfast is more of "grab a muffin & juice to go" kinda feel. But you just can't beat the price & location!

The room was clean and the location was great, right near the train station. The room was also fairly large. The bathroom was outside of the room (but that was depicted in the advertisement) and it was also clean and a nice size. All the staff was helpful and friendly.
The breakfast could be improved.
Cross-pollinate was easy to use and Guest Haus Praetorium was a nice place.

The room was bright and clean and a good size. Emiliano was a really friendly host.
There could be a blind on the window by the street light. Personally I found the pillows uncomfortable, but everyone has different preferences!

Guest Haus Praetorium is in an excellent location, just a few minutes' walk from Termini Station. The owner, Emiliano, gave us excellent advice on how to manage our time in Rome and very helpful in assisting us to confirm our transportation arrangements to the airport. The guesthouse, itself, was very clean and a nice place to return to after wandering the streets of Rome.

The room is very clean and tidy. Few minutes walk from Termini, very easy to search. Many restaurant nearby and you wouldn't need to worry on food and beverage. Owner is extraordinary helpful and give us a brief overview on map of Rome which I really appreciated.
1. The coffee machine can be improve as the tablet of coffee given is not enough. 2. The additional bed for 3rd person in the room is not strong enough to support, we nearly fall down from the extra bed.
Good experience, cross pollinate is helpful and keep me posted with current reservation status. But can be improve on the speed of replying/forward emails. As I have replied the email to cross pollinate on the time of arriving but owner is still sending me email to ask again. I think it is due to communication between owner and cross pollinate.

Emiliano is a wonderful host, he was always helpful and gave us good advice on restaurants and sights. The Guest House Praetorium is really central (3 Minutes from Termini Station) and therefore it's easy to reach everything by bus or metro. The room and our bathroom was incredibly clean.
Although it is handy to be close to the Termini Station, it actually is quite loud at night; it wasn't a big deal to us but it might be a problem to others. Also the wifi wasn't stable in our room, which was a bit annoying at times.
Cross-Pollinate helped us with choosing the place and it was nice to have a contact person.

Very helpful owner, very freindly and welcoming. Seemed to speak farily good English. If you want a low cost no frills appraoach then I would recommend this as a good place to start. (I say no frills but we did have aircon which is a must!)
It is in a slightly rough area of town but in honesty it was fine and not much can be done about it.
Generally good and efficient. Clear directions to the hotel from the station. Perhaps a bit more guidence on cancellation procedures if i needed to cancel and how exactly I contact the guest house if I need to... We ended up staying for more time and it would have been good to contact them directly.

Location, cleanliness, and owner was very helpful in pointing out things to do and see in Rome in a short stay.
The air conditioning system is left to be desired. The water collector has to be emptied q 3-4 hours and invariably at 1-2 AM. In the summer this is a problem since it becomes very hot in the room and can't get any rest.

One of our baggage did not arrive in Rome and he was so helpful to call the airline on our behalf (since we don't speak italian) to make arrangements for our lost baggage. In addition, he also helped us to book the taxi from the B&B to the airport on the day we depart. All in all, our trip has been made so much easier because of Emiliano's help and we would like to express our heartfelt thanks to him!!

I very much enjoyed my stay here! The room was one of the cleanest guest rooms I've ever stayed in and the bed was very comfortable. The bathroom was clean and the shower was nice and clean! It was a home away from home. I would 100% stay here again, if/when I return to Rome. Emiliano was so kind and accommodating, he really went above and beyond.
It is a little noisy at night (from the street), but I still slept well since the beds were very comfortable! The location is good - near the underground - but also close to the train station which can be a little bit of a rough scene at night.

Emiliano was a wonderful host who is very polite and helpful. The room was quite cozy and it was terrific having a private bathroom (which was immaculate!) The free breakfast was located right around the corner and was very tasty. All around a great experience!

The location was very convenient, next to the train station and lots of restaurants downstairs. The host, Emiliano was very friendly and accommodating.
Maybe the wifi speed can be improved. But it was still working though.

The room was basic but very clean and spacious. It had a private bath across the hall and not in the room but it was spotless! Could not ask for more. The owner, Emiliano, met us upon arrival and carried our bags, he was super friendly, nice, and helpful. The guest house is about 5 min walk to Termini Station, very convenient to the metro and buses, the location was good and felt safe to walk at night. Two good restaurants nearby. We went twice to "Meid in Napols", recommended by Emiliano and had lovely tasty dinners. Breakfast is at a bar around a corner, simple but OK. Overall, a recommended, very good experience.
The room was a bit noisy at night. One of the windows seemed broken but we were so tired that eventually forgot about it. No channels in English on TV.
Perfect experience. Friendly and helpful staff. We stayed for 5 nights and got a discounted rate for 2 nights because the owner had a last minute cancelation from another guest and therefore the price was lowered. It was very thoughtful, fair to us, and highly appreciated.

The host , Steve was very helpful during our stay. They showed us places that we needed to go. - Location is great, about 5 - 10 mins walk to the train station. We went there in Sept & Oct 2012, the weather was a bit warm. Please not that the room do not have air conditioner. I have requested a little fan from Steve; he managed to borrow his own fan for us. Thank you. Toilet is not en-suited in the room. Though you have your own clean toilet with key to access. We do not find any problem to walk across the hallway to the bathroom.

We loved it here! Super helpful and friendly owner and his friend. Great location and clean, nice decorated room! We weren't sure what to expect when we turned up, but this place is a gem! We would definitely stay here again.
It's a bit tricky to find. We weren't very organized and didn't have a map so walked the block a few times. Recommend future guests are better organized than us!
