This B&B is located on what I would consider the "totally cleaned up" side of Termini. Whatever negative reviews the area around the train station has garnered over the years (which I don't share anyway) would certainly be limited to a handful of streets on the south side. There's nothing "seedy" about the north side at all.

The street is full of hotels and some decent restaurants that are open all the time. There's a gelateria, a good pizza by the slice place (Pizzeria del Secolo) on the corner, and it's just a few minutes walk to Termini.

The B&B is an apartment that's been recently converted to have 2 guest rooms with private bathroom. They are very hotel look - perhaps looking a bit too much like the decor has been chosen right out of a catalog, but it's impressive how much work was put in to make everything suitable for lots of transient guests. The walls are finished with a smooth, easily washable / non-scuffable surface. The windows are double paned (and don't face the street so this place would be quiet). The beds are actual double beds rather than 2 singles made up together (which is the standard in all of Italy, no matter what kind of hotel). In the triple/quad room it's a "french" double 120cm wide plus the single beds. And even the light switch covers and outlets are all brand new and shiny.

There is one room with a double bed and small bathroom with shower (but pretty and well constructed) and another room with a double bed, bathtub in the bathroom and a bunk that can sleep up to four people total in the room.

Location, cleanliness, large new bathroom, helpful, friendly hosts.
We should have paid closer attention to the smoking policy.(It does state smoking permitted). Although the young lady who cleaned the room sprayed air freshener the smell of stale smoke was tough to get rid of. Not a huge deal but we'd select a non smoking room next time. The following has nothing to do with the room, host or Cross-Pollinate. It is intended as a tip for fellow travelers: Marco gave us vouchers for a breakfast coffee & cornetto at "Antica Roma". We decided to stay for lunch instead - bad move! Beware the red "tourist" menu. EVERYONE ELSE (locals) in the restaurant was given a different "daily specials" menu - better, fresher selections and almost half the price on some items! Pre-packaged and canned (olives, peas, mushrooms) the lamest antipasto dish I've ever seen - again pre-packaged. We found It insulting to be treated like that. Try nearby "Ristorante Regina" Via die Mille,46 - welcomed & treated warmly with excellent food. Great suggestion, thanks Steve!
Since 2009 Steve has ALWAYS been our "go to guy" when looking for accommodation in Italy. Prompt replies, and good, accurately described recommendations in our price range. We've never been disappointed.

location, the breakfast place became our favorite with wonderful staff. Marco available when we got off on the wrong foot by turning too soon in the hall and our key would not make door open; we went to his hotel and he returned with us to help. Very nice experience all the way around. The room was clean, quiet, bed comfy, lots of towels, great shower. We would stay there again.
THe wifi was not working so we had to sit in the hall to be near the modem; had to go to a nearby cafe for real service. As my partner depends on wifi for his business, it was an irritation, but we found that wifi was a problem in almost every place we rented. Weak or no signal. I think if a place says wifi it ought to work and work well.
I can't say enough about how well the staff and Steve also responded to my questions. I also changed dates and they were most helpful with any request I had in an over the top friendly way. First rate all the way. Many thanks.

Owner and. the lady who waited for our arrival were really professional and helpful. So were the staff in the bar that we had breakfast in; they helped contact the owner when I needed to make checkout arrangements. One of the waiters ( Albanian student who was working part time at the bar) even walked with me to the BB to Talk to the caretaker who didn't speak English.
Would definitely be a plus to have the caretaker able to communicate a bit of English. The internet wasn't working the four nights we were there.
Very responsive to queries and it was a very good experience. I would recommend friends to use Crosspollnate and EuroBB.

Marco, the proprietor, met us as scheduled when we arrived from the Termini station in Rome. As was described in an earlier posting, the B&B is really a converted 2nd floor apartment, so there is no signage. But it was very easy to find and about a five block walk from the station. Rooms were clean, there was free wi-fi, and it was centrally located. Very easy to get to the Metro for site seeing and the neighborhood felt relatively safe. We would stay here again.
One of the features of the B&B that attracted us was that there was a safe in the room. However, it required a key which we didn't receive, and didn't think to ask for when we checked it. (Admittedly, in the short time we stayed, we didn't follow up with Marco to get instructions for accessing it.) Don't forget to ask if you want to use it.
Cross-Pollinate worked out well! It was a very useful service for finding accommodations in Rome. We'll use the service again.
