Armando's Belvedere - closed
Armando's Belvedere is a 2-room guesthouse in San Lorenzo, a residential and university neighborhood not far from Termini station. It is considered by many people to be one of the "real" neighborhoods of Rome (off the beaten tourist track) and is very popular especially with young people. There are great restaurants in the area, as well as plenty of nightlife.

One room has an ensuite bath and the other has a large bath that's private but located outside the room. Both rooms have free WiFi, air-conditioning, TV, and a desk. Breakfast is provided; items are left in the kitchen so that guests can help themselves at whatever time they wish in the morning. Each room is decorated in a bright color; the rooms are cozy and homey, rather than feeling sterile like many hotel rooms do. The rooms have double-glazed windows so that it stays quiet inside. Other amenities include hair dryer, use of washing machine (though detergent is not provided), CD player, DVD player, iron, and a free crib in case of guests traveling with a small child.

We loved Armando's Belvedere. We stayed in the room with the external bathroom, and I could not have been happier. The bathroom and room were really big (especially for the amazing price) and clean. The bed was really comfortable! Armando was an incredible host. I have celiac disease, and I asked Cross-Pollinate while booking if he had any gluten free options. Armando provided me with gluten free food every morning! He even restocked, because we stayed there 4 nights. 100% recommend!!
The area looks a little rundown, because it is the student district. I would recommend not arriving at night (like we did), because this safe area does look dangerous at night.
Very helpful! They answered all of my questions quickly and nicely. Will use again!

Armando has a nice, clean B&B in the San Lorenzo neighbourhood in Rome. There is a good connection to the centre of the city from just outside his place. Armando was responsive and helpful, both before we arrived in Rome and while we were there. He recommended this amazing pizzeria to us which was just around the corner and served up some really great pizza by weight. All in all, we had a great stay in Rome.
I don’t really think there is much that could be done about it (and it has been pointed out by other reviewers), but if you get the room with the ensuite bathroom, be wary that the bathroom is really small. It wasn't a huge problem for us, but you may feel differently.
Cross-Pollinate was great. I accidentally made a booking for a date that was exactly a month before my expected date of arrival in Rome, and noticed it only when I got a reminder email from Cross-Pollinate. But it was sorted out pretty quickly and I did not have to incur any cancellation charges.

It was clean and nice and Armando gave us great tips on were to eat and drink. The B&B is very close to restaurants and bars. And the bus-stop to go into the city-center is only a few steps from the door.
The bed was maybe a little small... but it was really no big problem (it was still comfortable)!

Cross-pollinate made this process easy. It was a tricky time -- Christmas Eve and Christmas Day -- but Armando, the timing, and the directions in the Cross-pollinate email made for a very smooth stay in Roma.

Provided some breakfast supplies and access to kitchen. Pleasant good sized room. Access to a clothes washing machine. Tram stop was close by.
Internet signal was weak. Bathroom was not in bedroom.
Adding extra day to this booking was good. Website was easy to use and had good selection of B&Bs. I would use Cross-Pollinate again.

Everything was fantastic. Due to a miscommunication I arrived early at Armando's but when I called him, he was there within 10 minutes, let me leave my bag in the room and told us of a great place to grab a coffee while he prepared our room which again only took 10 minutes. He is such a nice guy and we had a fantastic time there even though it was only for one night. If we were to stay in Rome again we would definitely use Armando's.
The shower didn't have much pressure, but that was a minor issue.
Amy was particularly helpful when it came to changing the date of my booking. I will most definitely use Cross-pollinate again.

Armando makes you feel at home. The room was big and had air conditioning. It was seconds from the bus stop that took you straight to the city centre. You had access to a fridge and a big bathroom.
It is not walking distance to the city but if you don't mind taking the bus you don't notice the distance.

Loved everything. Armando was fantastic and really helpful with any question that was aimed in his direction. Great location. Fantastic room. Really lovely break from sleeping on a camp bed for 3 weeks before hand!
A little more breakfast would have been appreciated. Also possibly giving directions from the train station on the website so there is no need to get hold of Armando to find the Accomodation

The apartment is lovely, Armando was wonderful: really helpful and nice, and it wasn't a problem at all that I arrived a bit early! Also, there is a little kitchen where you can help yourself to coffee and prepare your packed lunch. The location is great as well - a 15 minute-walk from Termini Station, a tram station and a supermarket just around the corner. A lot of bars, cafés and pizzeria-restaurant are in the area, and being a student's quarter, they are quite cheap, compared to the rest of Rome.
The ensuite bathroom of my room was ... well ... more like a cupboard with a shower in it. I don't think that this can actually be improved. Just as a warning for people who prefer having a proper bathroom/shower: ask for the room without ensuite, it has a beautiful private bathroom on the other end of the floor.

The location was good, very close to the tram allowing access to the city center.
We stayed 5 nights and saw the owner only when we arrived. The room, bathroom and kitchen was not washed once during our stay. We lacked toilet paper the fourth night... The prepacked food for the breakfast was not sufficient in quantity and in quality.
Second time we used cross pollinate to travel bnb in Rome. The first time the bnb was of good quality for the price. But this time it was definitely not worth the price. We don't recommand Armando Belvedere for a 70€/night price.

I liked the apartment for its cosyness and home-like feeling. It was tidy and had big bathroom. Moreover the kitchen and rooms are spacious and have plenty of space for privacy and studying. There was some food. milk, coffee etc there and Armando even cleaned our dishes. We also had fresh towels when we wished to have them. The above mentioned all made the stay at Armando's Belvedere very nice.
Some soap to be provided in bathroom for cleaning hands.

Owner was very friendly and helpful. He spoke english well and made us coffee! When one of the travellers in our group needed immediate medical attention, he was able to provide information on where to go, how to get there and where we could find an english speaking doctor as well. There was a large bathroom and the bedroom was also large. The kitchen was small but stocked with plenty of breakfast foods. Overall our group had a lovely stay at Armando's Belvedere and we would go back anytime!
