Casa di Annusca B&B
The Casa di Annusca B&B is made up of four rooms - two ground floor rooms that face the street (with double paned windows) with private bath, and two upstairs rooms with private bath with direct access to the garden. This upstairs rooms are considered the "superior" room and cost more, with access to the garden/courtyard. All rooms have AC and the second upstairs room is a triple/quad suite with a fold-out bed.

There is also use of a kitchen on the upstairs floor, whereas the downstairs rooms have a fridge. the downstairs room has a beautiful bathroom and is cozy, but has a lot of furniture in it - also it faces the street, so although it's not loud with the windows closed, if you open them you have the street level right outside the window (can be covered with a curtain for privacy).

Breakfast for both rooms is served either in the garden, weather permitting, or in the common living room/dining room area that's part of the owner, Fabio's, apartment.

The Oltrarno area of Florence is great in that it's central and accessible to the main sites by foot, but it feels local and actually lived in, rather than the area around the Duomo which is just shoulder to shoulder of tourists. The Oltrarno is where you'll find artisan shops, cheaper food, and a sense of what it's really like to live in Florence. The price here is low because it seems farther out, but I'd prefer to stay over here. Florence is small and in 10-15 minutes you can be at the Ponte Vecchio. When you're not sightseeing, this is the neighborhood where you'll find a cute cafe or local restaurant that won't break the bank.

The owner named the B&B in memory of his sister, and gets very good reviews for being a great host. He's also done the renovations with really high quality materials. The bathrooms, the flooring, the exposed beam ceilings - it makes an instant impression of being a high quality place.

The owner can organize tours with a private driver to SIENA, SAN GIMIGNANO, PISA or LUCCA and VOLTERRA, through CHIANTI with wine tastings and lunch in a Trattoria in the countryside, as well as transfers to and from the airport and train station.

Fabio is a wonderful host and attended cheerfully to our every need. The breakfasts he serves are tasty and varied; I loved the assortment of fresh fruit, the home-made strudel, and strong coffee! We really enjoyed our stay!
The lighting in our room was a bit dim, the shower head dripped cold water on our heads while showering with the wand (a gallon-sized ziplock plastic bag secured around it solved that problem for the short term). I would have liked to have been able to open a window for ventilation but our unit was on the ground level and faced the street so perhaps that was not possible--fortunately the room was very quiet and there was a de-humidifier. Be aware that some tenants in the apartment smoke so there may be an odor of cigarette smoke at times although there was no such odor in our room.
We have enjoyed using Cross-Pollinate for several years and have always found them reliable and helpful. Thank you for your great service!

Walking into Casa di Annusca you immediately get the B&B feel of someone welcoming you into their home. Fabio is a fantastic host who shows you around, answers your questions, and makes you feel as though his home is your home. We ate a hearty breakfast by the garden each morning and slept in very comfortable rooms each evening.
The only downside, which is no fault of the owner, is the shower plumbing is awkward. We stayed in two rooms and both showers drained poorly. This caused water to pool quickly & even spill onto the bathroom floor, which we felt bad about due to the effort to clean.
Easy to use, communication was excellent!

We stayed at Casa di Annusca in April during Holy Week, and it was the perfect fit for our trip. It was located about a 10 minute walk from the Ponte Vecchio bridge. Some people may prefer to be on the other side of the bridge where it is very busy with tourists, but we enjoyed being a few minutes’ walk away from that, staying in an area with the locals. Our host, Fabio, was extremely kind and generous. I became sick during our stay and he provided my husband with a tray of breakfast goodies to bring me in the room each day. He gave great advice on sites to see, and was always available to us. Thank you Fabio for sharing your home with us. We loved our stay.
Cross-Pollinate was extremely easy to use. They took care of our reservation and provided us with updates. I would recommend using them.

We stayed here for 5 nights in Oct. 2014. Our room on the second floor overlooking the back garden was comfortable, clean with a modern bathroom. There is a flight of steps from the entry of the B&B to the rooms.The owner Fabio was gracious and provided a very nice continental breakfast each morning in his dining room. Fabio also assisted us with local dining and site seeing suggestions. Fabio also contacted taxi service for us when requested. The B&B is about a 15 minute walk to central Florence, over the Arno. The area is a working class neighborhood, with restaurants, bars and grocery stores that gave us a good view of a less touristic Florence. We had a very enjoyable stay.
Our room could have had more adequate lighting, as the room was dimly lit at night.
We only have great praise for our experience with Cross-Pollinate. Amy and Steve responded to our e-mails quickly. This is our second time in 2014 that we have used Cross-Pollinate services and we highly recommend them and their properties. Both properties that we stayed at were as advertised.

This B and B was a real highlight of our month long trip to Italy. Fabio was waiting for us when we arrived. We had the upstairs room overlocking the beautiful garden which was quiet. The bathroom was spacious and everything was very clean and inviting.Breakfast was delicious, pastry, yogurt, juice, coffee, meats and cheeses, breads. Didn't need lunch. Definitely would stay there again and have recommended it to others

I liked the price more than anything, but Fabio was courteous. He made dinner reservations for me before I even arrived. He gave me keys before check-in time, and he stored my bags. He was helpful with bus directions, too. The Wi-Fi worked very well, and the bed was comfortable. Also, the room had a fan, which was nice on a warm day. I'd stay here again even with the few negatives. When you want to explore a city, a great price is important, and the necessary items (bathroom & bed) were clean!
My room was on the lower floor, and the people above us were very loud. That may not happen during every stay. A few items in the room were dusty, and I have allergies. Also, I left a little before breakfast was served. It would have been nice if something simple could have been packed for us to take on our journey, like a paper bag breakfast of a roll or two and maybe a yogurt. (There's a fridge in the room.)
I had to reschedule my dates, and Cross-Pollinate helped me. I'd use the service again.

The location within the Oltrarno district. The host was very friendly and helpful. The continental breakfast was more than what was expected, though remained the same throughout the week.
The lighting within the room was very dim. The armoire within the room was beautiful though unable to be used due to the overwhelming smell of mothballs. This smell was noticeable in the room even though we kept the armoire doors closed. This forced us to have to live out of our suitcases for the week.
I had not troubles with Cross-Pollinate and would use them again for future bookings.

The room we stayed in was very spacious. The decor is both elegant and cozy. The bathroom is big and modern. Everything is kept very clean. It is the only place we stayed during our three week trip in Italy that had screens on the windows, which we really appreciated. There is also a lounge area on the same floor with a dining table and refrigerator, so we did not always have to eat out. Fabio makes a very nice breakfast every morning, and is very helpful. We really liked the neighborhood a lot because it was so peaceful. There was convenient food, laundry and banking on the same street. If I am ever back in Florence, I would definitely stay here.

Very clean & recently renovated. We appreciated that there were mosquito screens on the doors and windows. This home has a quiet, private and very beautiful garden in the rear courtyard; we ate our lunches there twice...paradise! Fabio was very helpful and welcoming.
The hallway & stairs leading up to the first floor are very dark. Motion sensor lighting would take care of this problem.

Fabio was an extraordinarily helpful, professional, and warm host. He did everything he could possible to make my stay comfortable, even cooking me a 4-min egg once he knew I liked it and removing a strongly scented diffuser when he knew my skin reacted to it. I would recommend Fabio and Casa Annusca most highly.
The only thing I think that could be improved is to have mold remediation in the building. Once the scent of the diffuser subsided, you could smell the odor of mold. I think, when Fabio did rhe remodel of the rooms, some mold may have been exposed. This is not the first building where I experienced heavy scents and the odor of mold as you enter the building and even in the rooms. I suspect it is common in many of the older buildings, but it is an environmental challenge for those of who are sensitive to environmental toxins. My skin broke out and I began to itch. It\\\'s a good thing I brought something to treat it.
I could not be happoer with Cross-Pollinate and the staff, from Amy who gave me advise on too many things to detail, to the Beehive staff who helped me when I left my luggage there, and finally to Steve who helped me keep things in perspective and supported me with allowing me to leave my bags at the hub, \\\"The Beehive.\\\" I would book with Cross-Pollinate in a heartbeat and have recommended them to other travelers on my current trip. In the future I would caution your clients abouut the mold though.

I liked the room itself, it was huge room and I felt like was in a real home. I literallly slept comfortably. The owner, Fabio, was really helpful and he prepared a sumptous breakfast, I felt like i am in five star hotel.
Nothing to be improved, but just location is a bit far if you will go to tourist areas by walking. Though not a big deal, it was really a very safe place to walk.
It was good, very helpful, I am actually recommending it to my friends.

Fabio was a very gracious host! The property is not in a touristy part of Florence, but very easy to get to either walking or by bus. Artisan shops, excellent restaurants and laundry nearby.The room was artfully decorated and comfortable. Very clean with nice bathroom facilities. On the way to breakfast we enjoyed the pretty spring garden. Breakfast was lovely with a beautiful table setting and plenty to eat, including delicious strudel, egg, fresh fruits and juices. This property worked well for our family party of four.
Lighting was adequate most of the time, but the option of some brighter lighting when organizing and packing would have been helpful.

The rooms are beautiful, is close to the center of town but out of the tourist madness. It had a wonderful breakfast with protein and fruit and the owner is charming and helpful. It is really a great place to stay.
Europeans don't use screens on the windows. In order to get some cool air into the room we opened the window. Mosquitoes flew in, we were bitten, we then found and killed 8 or 9 mosquitoes. It would be optimal to be able to get some fresh air without being attacked by blood- sucking insects!
Easy to use, a great site. Excellent accommodations.

Fabio was wonderful, very kind and helpful. The room was clean and comfortable. The breakfasts were delicious, especially the apple strudel. I would absolutely stay there again and recommend it to friends.
Our room had a window to the street and you could hear some road noise, so you may want to bring ear plugs. Not something to improve, just something to be aware of.
We never would have found Casa di Annusca without Cross-Pollinate, and our stay there was one of the highlights of our trip!

We stayed in the "superior" room overlooking the garden and I liked that it was a very quiet space. The adjacent, as yet unfinished kitchen, was also a nice respite for afternoon coffee. Once the kitchen is completed, this space may get a bit noisy but with the small # of rooms in this B & B, it should not be a problem. I cannot say enough good about the host, Fabio. He was attentive beginning with always getting back to us in a timely manner with emails and he was comprehensive once we were there to orient us to his place and to Florence. I will definitely stay with Fabio again. Lastly, the breakfast Fabio prepared was top notch with great attention to detail.
If possible, offer a second set of towels for guests staying beyond a couple days.
Cross-pollinate was always running in the background in a most professional, prompt, and efficient way. Before finding them, I was spinning my wheels using Air B & B and getting nowhere. I cannot believe my luck in finding Cross- pollinate. I will go to them first next time. Thank you.

I would like to say everything was great in this place. We were arrived very late night however he showed us very warm welcome. Facilities were good and I had great breakfast under the cosy atmosphere (I stayed almost ten places during this trip in Italy so I could compare the value of price with others ).
Well, if the location were closer to main landmarks this place would be perfect. Though I will stay here when I go Florence again.
They are very helpful. And I am satisfied with their reply. They gave me very detail information such as direction of the place ,extra fee ( city tax...), owner\\\'s policies... Everyting was very clear and quick.

My partner and I both thoroughly enjoyed the breakfasts provided. There was lots of variety and it was fresh and tasty. The breakfast setting was also lovely. The host was kind, thoughtful and generous with information. Location was excellent for getting to all the sites and for services such as laundry, internet and restaurants.
Our room faced the street so we had some street noise when we were trying to sleep. Not sure how this could be changed.
Found the review to be quite accurate which is a major concern. Service was quick and easy to use.

Fabio was a gracious host and prepared a beautiful breakfast for us during our stay in Florence. We were only 15 minutes from the Uffizzi Gallery and Fabio even got our breakfast ready early so that we could make our reservation time. We had the room in the front with private bath, which was so convenient for us leaving early and arriving late. There is also a laundry mat open until 11pm near the apartment. We would definitely stay here again the next time we are in Florence.
I only wish that we could have stayed longer - which was only our fault for not planning to have enough time in Florence:)

Fabio was a great host- he made breakfast for his guests and we ate outside in his beautiful garden. The room we stayed in was beautiful and spacious. The bathroom was very nice, great location, and wifi included! I would definitely stay there again.
