Even though you can get a general sense from the pictures, you will have no real idea of how charming this apartment is until you actually enter it. It is so... for lack of a better adjective: European! Wooden shutters, hardwood floors, tiny but well-appointed bathroom. Just what you would expect if you imagined your typical Florentine apartment. It's like being in "Room With a View" (if you're old enough to remember that movie or have read the novel). Of course, what makes it even better is the wonderful insights and information that Giovanni can share with you about his city and the amazing breakfast!
This was our first time using Cross-Pollinate. We are pretty devoted to Air BnB, but at the suggestion of a friend we stayed with Giovanni in Florence and never regretted it for a minute! We will definitely check out what Cross-Pollinate has to offer if we are ever in Italy again.

Like other reviewers, I have nothing but good things to say about Gianna's B&B. I'll focus on the aspects I liked the most: (1) The proprietors are lovely: helpful and accommodating without being fussy. They seemed to be around when you needed them but I never felt like I was intruding. They tidied up when it was convenient for us, not for them. (2) You get so much space for your money, and the space is cosy and comfortable -- which was brilliant because we were rained in for most of a day. I felt like a guest in a friend's house. (3) There were wonderful, unusual touches of hospitality such as gourmet biscuits, a fruit bowl with good seasonal fruits, bookshelves with a wide variety of titles, dominoes and playing cards, mixers in the mini-fridge, and a breakfast that was catered to our requests (both in terms of when it was served and what it contained). Nevertheless, I think it's fair to say that we loved it so much partly because we aspire to be low-impact travellers. Gianna's may not be the sort of place for a person who really wants a luxurious holiday. For example, towels and bed linens are not changed daily -- a wasteful practice anyway, but one that a lot of people seem happy to go along with. Moreover, there is neither a TV nor a radio. Gianna's is simply a brilliant example of a traditional B&B rather than a boutique hotel that masquerades as an upmarket B&B. Gianna's is such good value that anyone with reasonable expectations ought to be more than delighted with every aspect of their stay.

The location is awesome and you can get everywhere by foot or there is a taxi stand nearby. The room is clean and comfortable with great airconditioning which was heavenly after a long day. There is a double bed on the ground floor and a single bed upstairs. Beds are comfortable and great. I only suggest you bring earplugs with you because it can get noisy in the morning and you might be waking up way earlier than you want to. When we got there he was very helpful with pointing out the distances from where we are to major places in the map. Breakfast was the BEST. We got an assortment of fresh and super yummy pastries and coffee and fruit!! We loved it! The best breakfast we had among the 3 places we stayed in Italy. There's a lot of books and no TV but you won't be needing it anyways. The price is great too and I would 100% recommend this place to anyone staying in Florence.

Just got back from a whirlwind trip through Italy. Stayed at Gianna's Bed and Breakfast. What a wonderful property. Jane was super nice and accommodating and made our stay in Florence wonderful. Lots of helpful advice and helped us a lot. One of our favourite places to stay at on the trip. Breakfast was very generous and delicious.

My daughter and I backpacked through several cities in Italy and stayed at Gianna's B & B for one night. We still talk about the warm reception we got - Jane was so refreshing! The room was spacious and comfy. We will be back!

This is the B&B experience of my life. Gianna is just lovely and the room with a nice loft where the bathroom is placed was great. It felt like you were visiting your grandmother who took really good care of you. Gianna showed us where to walk and what to see, she asked us what breakfast we wished for and when we wanted it in the morning. I have absolutely nothing to complain about. Stay here!

Stayed at Gianna's B&B for 2 nights in August and everything about it was just perfect, the room was fantastic so spacious with a lovely high ceiling, we loved that it was on two levels! It felt like a real home from home, the welcome was warm and friendly with lots of helpful tips on where to go and what to see, there was fruit and biscuits on the table and cold water in the fridge for us, it was just perfect :). The breakfast was so generous and really tasty we went on to travel all round Italy and this was one of the best breakfasts we had. Finally the location, you couldn't ask for a better location within walking distance to the centre of Florence, I would definitely recommend Gianna's B&B to anyone wanting to visit Florence.

Staying at Gianna's was very comfortable and Jane made it like visiting a good friend! Located close to San Lorenzo (church and central market), Accademia (Piazza San Marco) and the Duomo, the well-appointed apartment is on the top floor of a traditional three story building. Jane makes you feel at home immediately and knows Florence very well. Her English is perfect (native of Australia) and she speaks Italian fluently. There are two levels and in addition to the classic king (or two twins) there is another twin upstairs with the bathroom. There is also a well-stocked tiny kitchen. Breakfast is whatever you'd like and Jane brings it at the appointed time.
James L on Jan 2017:
There is only one room at Gianna's so you get excellent personal service, including your choice of breakfast served into your room in the morning. The B&B is in a great location, close to the Duomo and Galleria dell-Accademia. The room is spacious and comfortable. Jane, who runs the B&B is very helpful and a wealth of knowledge on the city. Search for this place on the usual websites but then book with her directly. The room is on the second floor and is split level (bathroom and third bed on the mezzanine), so if you struggle with steps, be aware.

Myself and 2 friends stayed here for 2 nights in April 2015 and we are so glad that we did, Jane is a native Australian so communication isn't a problem and she will answer all the questions you may have, she looked after us very well, our breakfast was always on time, was delicious and filling, the apartment has a well stocked fridge in the kitchen, a substantial library, fresh fruit, mints and sweets were provided daily, the room itself is bright, airy and clean with a bathroom and single bedroom upstairs, the apartment is on a small side road so traffic noise isn't a problem and all of the sights and the main train station are a 10-15 minute stroll away. If you book here then contact Jane beforehand with anything and she will do her very best to offer help and assistance, I did and she got back to me the same day with offers to book tickets for the sights of Florence or a restaurant table for you, a nice but rare touch.

This place was amazing. Great location, wonderful host, and delicious breakfast! This was like living as a true Florentine. I would recommend this place to everyone and would love to come back in the future.

We had a lovely experience at Gianna's. Our hosts were quick to respond to any inquiries we had, large or small, before we arrived in Florence. They provided accurate information about the area and made a few recommendations that led us to some fabulous places. The accommodations were comfortable and the breakfasts delicious. Best of all, our hosts were incredibly kind and willing to help us have a good stay in any way they could.
Susan A Boston Mass on Jan 2017:
Jane was great and the directions to get to her B & B were very good. Her and Giovanni were extremely considerate and accommodating. We were only here for one night but her map and suggestions were very helpful. We really enjoyed her dinner recommendation around the corner from the B & B called Cafaggi - excellent service, food and atmosphere after a very long day. Jane went out of her way to make our stay, even though just one night, something to remember. Excellent breakfast and she even found us an adapter to charge the phone. Thank you again for a wonderful stay ! Hope to see you again.
Rebecca H (London) on Jan 2017:
My partner and I stayed here for 2 nights. What a lovely B&B it is. Our host spent a lot of time giving recommendations and tips of where to go and what to do which was very helpful and appreciated. There is only one room at Gianna's B&B and it is very spacious with an upstairs area for the bathroom and an extra bed if there are 3 of you staying. The bed is large and comfortable and the B&B is in a quiet street so we slept very well here. Location wise, it is within 15 mins walk from everywhere including the train station and The Uffizzi. Breakfast was wonderful and was brought into the room at the requested time. Lovely coffee and delicious fruit. I would definitely recommend staying at Gianna's when visiting Florence.

We really enjoyed our stay at Gianna's. I couldn’t imagine a better way to start our trip in Florence. Jane is extremely helpful and incredibly knowledgeable about the ins and outs of the city. She seems to have an almost encyclopedic knowledge of the bus routes in Florence and is very generous with her time (we had a lot of questions). The accommodations are very comfortable and conveniently located – it’s a pleasant walk away from many of the major attractions. Breakfast is simple, fresh and delicious – a great way to start the day. Be sure to ask Jane for some restaurant recommendations. She steered us toward some real gems.

Gianna is adorable, and her B&B is really spacious, with a lot of light, and really comfortable. You get that sense of being in authentic Italy, mixed with traditionnal Britain with the lovely furniture of the room, and the big library where you get to pick up whatever book you want to read it in the comfortable chair. We only had one day in Florence, so Gianna made us a list, with a map that she gave us, of things to absolutely do. We listenned to all her advices and our stay was outstanding thanks to her. If ever we come back to Florence, we will for sure see if her room is available before booking anywhere else.

We enjoyed our stay at Gianna's. Very comfortable room; lots of books to thumb through. Jane and her husband are excellent hosts, not only recommending things to do while in Florence, but also in Bologne, our next stop. We had a wonderful stay here, and would definitely return.

My wife and I very much enjoyed our stay at Gianna's. It was close to all the sites while in a quieter neighborhood area. The room is spacious by many European standards and the assistance with sites and local insight was great. Would check out the website for details but we highly recommend.

We really enjoyed our stay at Gianna's B&B. Gianna is a warm person who will provide lots of helpful tips. The accomodation is clean, comfortable, spacious and very well located. Breakfast is superb (fresh pastry and fruit, good coffee). She asked us at what time we would like to have breakfast and what we would like to eat/drink. She also made some nice suggestions. We definitely recommend this place to everybody who stays in Florence.
Caroline E on Jan 2017:
An excellent choice for a short break in the wonderful city of Florence. Central location, meaning you can walk to all the "must sees", with the added bonus of a host who takes the time to give you the benefit of her local knowledge. Great breakfast (you choose what you'd like), delivered to the room at the time of your choice. Facilities are excellent, though it should be noted that the room is split over two levels, the top level being accessed via a spiral staircase. Noise levels from the street outside are probably the only slight negative, though more than offset by the many pluses.
Janice Akins on Jun 2015:

Owners were super helpful. Jane guided me in alternative option for renting car in Siena (vs Florence) and taking train to Florence and museum reservations. They also gave great recommendations for dinner. Frankly, they helped more than a travel agent I used a bit. The location was a bit noisy at night. Lovely pastries from bakery for breakfast. Fruit basket and mini fridge was filled for our use. This family really tries to make things nice for guests. I would hesitate to recommend to older adults who might have difficulty navigating circular stairs to get up to bathroom.
Nothing...they use this tiny space very well.
Cross Pollinate was the best. They did all the work for me.
Sheran and Horace on May 2015:

Spacious, comfortable, easy assess to points of interest. Exceptional breakfast, with additional stocked fridge (yogurt, juice), cereal, kettle, toaster, instant coffee in small galley. Host provide an array of fresh fruit daily. Well appointed bathroom facilities. Note: bathroom is accessible by means of a narrow spiral staircase. This would be a disadvantage for anyone with mobility issues. Host was very knowledgeable about Florence and provided a good orientation of the area when we arrived. Very helpful with arranging taxi services, and travel plans.
Nothing- host has no control over outside surroundings but there was noisy street activity in mornings ( garbage pick up) . Closing windows helpful in reducing noise level. Two story walk up - no elevator
Very helpful

Washcloths! And a nice size shower. Fresh fruit on the table when we arrived, along with some crackers and cookies. Some healthy breakfast options. Jane helped with contacting our next B & B and gave us tips on reading our train ticket.
It felt awkward that we had to enter the owner's home to get to our door, and while we had no problem reaching the bathroom upstairs it would be difficult for a handicapped person to access.
Very good. Talked about Cross-Pollinate to travelers we met up with.

Loved the bookcase - need to return in winter to curl up in the armchairs & read some of them. Jane went to a great deal of trouble to give us a delicious breakfast - pastries to order. Also very helpful & informative. Good location - easy walk into centre, railway/bus station etc.
Nothing
Excellent - will certainly use it again & recommend to friends & family.

Gianna is a wonderful hostess. She is very helpful and gave us very good information about sightseeing and other helpful hints on getting around. This apartment is spotless and very comfortable. Gianna made sure the refrigerator contained refreshments and serves a very good breakfast. You could not get a better hostess. The apartment is within easy walking distance to all the major sights and train station.
If you are not a very sound sleeper you may have difficulty with the noise from the street. It is a very busy street with ongoing traffic at all hours of the night. Perhaps it is like that in most B and B's in this area? Obviously, this is not something an owner can do anything about but I felt it needs mention because it could be bothersome to some.
Very responsive to enquiries. I would book again through this site.
Admin on 25. Sep 2013:
Unfortunately you experienced the nightly street sweeping which the owner says happens twice a month. By any major cities standards, their place is very quiet. It's in a limited traffic area (ZTL) so the noise is just people noise (which could also come from neighbors, babies, parties etc.) and not easy to warn against in any city as it's hit and miss.
