Frank's House
Frank is a young New Yorker who reconnected with his Italian ancestry, moved to Rome and bought an apartment that he has recently converted to have 2 guest rooms, plus a third room on another floor of the building. He speaks Spanish and impeccable Italian, having studied languages at NYU, and when not teaching English or urban development, he works on his film project - a documentary that questions the cultural identity of Italian-Americans by seeking out the secrets of past generations who left Italy for the New World.

His apartment is a strong mix of contrasting aesthetics that really appeal to me: modern and sleek with rustic and industrial. The harmony that he's created is immediately felt when you enter the stark white hallway with grey concrete floor that is softened by the original wooden doors that have been stripped of years of paint to reveal all their imperfections. There is one double room that has a private bathroom that is accessed in the hall - a bathroom with ultra modern furnishings, designer lighting, and sand colored marble. Another, larger room, has its own bathroom inside the room with the same design and a balcony that opens onto the bustling street below. On the second floor is the third room, just as well designed, with a private bathroom that's located in the hallway that's sometimes shared with Frank and his wife Soledad. It's a great example of how some people have the gift of designing a space so that is attractive, functional, and comfortable, with the budget conscious in mind.

The whole trip to Rome was amazing and the stay at Franks place completely made it better. From the moment we arrived Frank met us at the door to his apartment, showed us around and then gave us tips and places to go, completely fell in love with the place. Walking around Rome all day and knowing you are going "home" to Franks place made the stay even more enjoyable. Complete 5 stars from us.

Frank's House was a wonderful place to stay for my first time in Rome. I was traveling alone and Frank had a driver recommendation to pick me up at the airport and swiftly take me to the property. My midnight arrival was no concern and he was very kind and courteous as he explained the details of the room. Frank was very kind in having a map of the city, and upon my arrival, he took time to highlight nearby places for the best breakfast, gellato.. The bed was very comfortable, which is not a definite case when traveling through Europe. A beautiful armoir, armchair, and bedside tables were all quality and lovely. A large shelf held a mini fridge, glasses and towels/linens. The room had one heater with a remote control. The shared bathroom was very clean and the shower water was very hot. Yes! Very quiet building. I especially appreciated the vintage film poster "Les Vacances Romana" (A Roman Holiday film). The property was perfectly located. A 20 minute walk to the Colosseum. I am very pleased with my stay here! .
The heater worked, but not very intensely. (Although I'm quite sensitive to temperature)

We spent 10 days at Frank's and were very pleased with everything. The location was so convenient and not way beyond our economic level.. We stayed in the least expensive room but were very comfortable there. The room was quiet and very clean. It was so reassuring to have English speaking, Frank, there whenever we had questions about anything.
I really missed my early morning cup of tea. A hot pot would have been great.

We passed two days in Frank's House. We were very happy with the room, the apartment, the district of Rome and especially with Frank's helpfulness. He gave us very good recommendations for sightseeing and especially for restaurants and places to eat. All these recommendations were as good as he described. We enjoyed it very much!

Nice room, clean and quaint. Nice host. Frank was very accomodating. Area of Rome convenient for Termini but not so upscale or clean.
Had issues connecting to Wi-fi. Maybe instructions were old. Bed was comfortable but a bit soft in the middle and needs more solid support under the mattress.
Good experience. I'll use again and recomend to my friends.

For some it might be a bit out of the way, in a diverse part of Rome but still walking distance to the Collosseum and metro station to everything else.
Helpful site for what would have been an overwhelming endeavor sorting through all the places available.

Frank was friendly and helpful, the location was great, and I appreciated their aesthetics.
The Cross-Pollinate description of the setup does not match the reality. In fact there is an apartment on the 4th floor of the building with three bedrooms. Two bedrooms have private bathrooms ensuite, and the third has a private bath in the hall. Also, I was not informed that I would be getting a room with a bath in the hall, only that I would have a "private bathroom". The bed has some sort of plastic covering under the top sheet, so is not very comfortable, and the sheets were poor quality and ripped. I think they're trying very hard to make a good experience for their guests, but there are some things they need to smooth out.

We, nor Frank, had any complaints from the guest, nor did he show any concern about anything during his stay and apparently had nothing but positive comments when Frank encountered him. We don't understand what he felt didn't match up, nor where the confusion regarding the bathroom came from. The bed has a covering to protect it and keep it clean. Had the sheets ripped, Frank could have easily changed them had he of been notified.

The room was clean and nicely furnished. I would highly recommend spending the extra money to have the bathroom in the room.
Wireless internet wasn't working the first few days we were there, but the owner was helpful in working to get it fixed.

Frank was a great host and provided us with a good overview of the city and great recommendations for local places to eat and to get gelato (the best we had while in Italy). The rooms were clean, very comfortable beds and AC in the rooms if you needed it. It was close to the train station and the entrance to the Metro (subway) was about 100 yards from the front door (very useful in getting to the Spanish Steps or the Vatican). I would stay there again anytime I had the opportunity.
Can't think of anything.
I love the website and the staff was very helpful and responsive to my questions. I have already recommended it to multiple people and look forward to having the opportunity to use it again.

It was a wonderful place. Felt like a safe building and we enjoyed the ease of walking almost everywhere as well as having the subway close by. Frank was very helpful in making recommendations which helped also.
We ran out of toilet paper two days into the visit so we had to buy some. That was the only bad thing, just wish it would have been stocked for a 4 day stay. But otherwise everything was fantastic!

Our apt was exceptionally clean and updated and furnished with clean new linens. It was a good value and convenient to the train station and within easy walking distance to all of Rome. Much better than the RCI units where we stayed the 2 week prior.
We had the small apt without a TV however for us that wasn't a problem.

Perfect location - close to metro and bus links, walking distance to the centre, brilliant cheap food market and gelateria round the corner. Frank was really friendly and gave a good introduction to the area. The room was great - really nicely decorated and had all we needed. I would definitely recommend Frank's House to friends and family
We were keen to use the roof terrace (which was part of the reason we chose Frank's House) but when I asked Frank about it he seemed really taken aback. He said it would be fine to use it and that he would provide a key. He never did this though abs I didn't pursue it because I got the impression he didn't really want us to use it. It would be helpful if it was clarified online whether the roof terrace is available to use or not. The balcony is not big enough to sit on but looks lovely. We stayed for a week and it would have been helpful to have the bin emptied occasionally.

I'm not sure why the guest thought there was a terrace. It is not mentioned on the site at all. There is a rooftop terrace where tenants can hang laundry but it's not open to guest's use (and therefore not advertised on the site).

Warm welcome, very helpful information about what to do in Rome, everything about the room and facilities was great. Able to leave luggage including bikes till ready to leave and bikes were in a safe place for our stay. Frank also helped us book accommodation in Taranto where we were arriving at 10pm.

It was nice to get a really authentic feel for living in Rome. Frank's house will give you that and it is in a great location, walking distance to great monuments. Friendly, very helpful and welcoming. 5+ for service. Sorry we woke you up at 6 am!
We would of liked some more tea and coffee facilities, maybe in the hall and access to bowls and plates. With all Rome's yummy produce you want to come home and eat some of it.
