Rome Best B&B
Rome Best is a brand new B&B, restored in late 2014 and newly furnished - so it's essentially in mint condition and will certainly be cared for by the owner, who was a tour guide for Perillo and Trafalgars for decades and has loads of experience working with tourists and understanding their needs.

His B&B is on two floors of a turn of the century building a few blocks from Termini station and also across the street from one of the best restaurant/pizza places (Meid in Nepols) with a wood fired pizza oven and a great, Neopolitan style pizza (as well as seafood, and interesting pasta dishes in a slick looking, but very friendly, atmosphere).

On the first floor is just 1 room with its own entrance. It's more old-fashioned, and feels extremely warm. There are two single beds that can be made up as a double, plus a sofa bed. There's a desk with mini-fridge and a cabinet full of tea cups, bottle opener, etc.

On the 4th floor are 4 more rooms, all with two single beds that can be made up as doubles. All rooms have ensuite bathrooms with showers, AC, thick-windows to keep the noise out, and are furnished simply but with care.

Guests get a voucher for breakfast at a cafe downstairs, which includes a hot beverage (cappuccino, tea, hot-chocolate, etc), a pastry and a fruit juice - which is a typical Italian breakfast.

The owner also takes great care to make sure there's complimentary water in the mini-fridge for guests, maps, suggestions and information of what to do in case of emergencies.

Great location close to the train station if you need to catch an early train in the morning like we did. Easy check-in and check-out, and our host was very helpful. The room was basic but had everything we needed.
Ok, I don't want to get too nitpicky, but it was a real bummer to only have decaf instant coffee provided in the room. Since we had to leave too early for breakfast in the cafe, caffeinated coffee would have been nice. The only other complaint we had was about the air conditioner. It was great to come back to an air conditioned room after a hot day in Rome, but the air conditioner made horrible noises all night long, roaring and groaning and turning on and off every few minutes. We tried changing settings but couldn't get it to quiet down, and it was too hot to leave it off.
Cross-Pollinate was awesome! We had all the information we needed to make our travels go smoothly.

The address of the place you're staying needs to be clearly written on all emails. Since we were on the go, I Google'd the address for 'Rome Best B&B' and we almost got on a train out to the Vatican area. I had to go back through multiple emails trying to find the actual address. Communication with the owner/person who meets you with keys.

This was literally the cleanest acommodation I've ever had. The bathroom was spotless! The beds were very comfortable and Andy, one of the hosts, was extremely helpful and went out of his way to help us with our lost baggage issue.

The room is newly renovated and is very clean. It is a little on the small side, but definitely adequate for us. It also has a new a/c unit, which adds comfort during our stay. My wife and I both agree that this is the best lodging we had during our 10 day stay in Italy. I give it an overall rating of 5 star. Here is a breakdown: 3.5 star as the base. With the a/c, it goes up to 4 star. The extremely friendliness and helpfulness of the host and the manager makes it to a full 5 star. The owner has a wealth of information about the sites in Rome. He is very willing to share his knowledge. When I told him that I was planning to go to Villa d'Este, he gave me a history of the villa and the cardinal who built it. I enjoy history and really appreciate this. The main reason I give this B&B five star is because of the manager, Andy. He is extremely helpful and goes out of his way to help us. On our first day there, I told him that I wanted to buy a Roma Pass and batteries. He volunteered to take me to a store and talked to the clerk of what we need. During our stay there, whenever we asked for something, it showed up in our room when we came back. On the last day, I asked him to call a cab to take us to the airport at 6 am. He showed up at the small lobby outside our room at 5:30 am and just waited there till we were ready at 6 am. Then he called the cab and helped my wife to take her luggage and handed it to the cab driver. Andy is setting a new standard for service. Many thanks, Andy.
The elevator seems to be temperamental. During our five days there, we used it on the average of six times a day. It worked most of the time; but there were two times that it refused to move. It's not a big deal to us.

Central location, Within easy each of the station with suitcases. Ermanno and his assistant Andy were very efficient and welcoming and had plenty of useful information ready for us. Clean and comfortable room. The addition of a mini fridge also very welcoming as it was unusually warm for the days we were there. The breakfast facilities at the bar round the corner really worked well. Would have no hesitation of recommending this B&B. I would chose the first floor apartment where we stayed.
This is the first time I have used Cross-Pollinate for my first trip to Rome. Very impressed with the service and will use them again in the future.
