Le Finestre di Luz B&B
This little B&B is unique in a few ways. First, it's located on the ground floor of a building that sits in the courtyard of a large turn of the century building. So it's very private and safe, and quiet, as it doesn't face the street. The apartment has been divided into 3 rooms, each with their own bathroom, and a kitchen area where breakfast is served and along balcony/patio where the rooms are accessed from. This means every room has its own outdoor space as well.

The second way it's unique is in the decor: everything is a handmade piece of art. The doors, the bathrooms, etc. - it's all an eclectic mix, dreamed up by the owner, Nicoletta, who claims in another life she'll be an interior decorator. The rooms are rather large and the bathrooms a bit industrial, in a fashionable way. It's definitely a place that has a personal touch!

As for location, it's just behind Castel St. Angelo. You could walk to Saint. Peter's in 5 minutes, or cross the river and be at Piazza Navona in 10 minutes. The area is very safe and a bit upscale, and also connected to public transportation by way of the 40 and 64 bus that go to Termini, or the red line metro a few blocks away.

We were warmly greeted by Fabrizio and Barbara. They were very helpful in recommending restaurants, walking us to a nearby place for us to do our laundry, and even making a restaurant reservation for us. We enjoyed our breakfasts outside in the garden area.
We would recommend that some minor improvements be made to the property. Our outdoor breakfast table was very rickety, and one of the two chair cushions for outside was ripped wide open and the filling was falling out. The mirror in the bathroom desperately needs to be replaced. Fabrizio does not live near the property, and there was not much flexibility about our breakfast times. We sometimes had booked tours at 8:30 a.m. and needed to have breakfast earlier. On the day of departure, we had to provide for our own breakfast even though we were only needing to leave at 8 a.m. to catch our train. Our first breakfast was very good, but not consistent for our entire 6-night stay.

Host was wonderful and location very central. Bus from airport drops you off very close to the B&B. Good restaurants nearby. Fabrizio was very attentive and helpful. His English was good and the location was quiet also.
Bathroom on the small side but otherwise the rooms were very comfortable.

Fabrizio was extremely helpful and accommodating. He provided a delicious gluten free breakfast, let me use his phone and allowed us to leave our luggage for several extra hours.
The bathroom is quite small but that cannot be changed.
Steve was very helpful and responded promptly to my emails. My only complaint is that I had to change our reservation from 6 nights to 2 nights and lost about 60 euros of deposit. I should have paid the extra charge for 100% refund on cancelation.

I cannot say enough good things about this place. I actually cut my stay in Naples Italy short just so I could return to Rome and stay there again. The BandB was hosted by a lovely couple named Fabrizio and Barbara. They were both so kind and generous and met any and all of my requests. When I checked out Fabrizio offered to call me a cab, he carried my luggage, and pointed me in the direction of the metro. He also recommended several restaurants while I was there. He was a gentleman! The two rooms I stayed in were wonderful. All of the rooms I saw were beautiful and quant, with Italian charm. The bathrooms were immaculately clean. I had breakfast brought to me each morning at a time of my choosing on the terrace - it was typically eggs, ham, fresh fruit, coffee, juice, Nutella, toast. if I was lucky I would get slices of this delicious homemade cake that Barbara made. The location was also wonderful - not touristy but still very close to many attractions (the Vatican, castel st. Angelo, trastevere neighborhood). I also felt very safe while there and walked around the neighborhood alone late at night. There are several local bars and restaurants just a short walk away. When I checked out the second time I needed to leave my bags for several hours because I had a while before my flight left. Fabrizio let me keep my bags in the office for almost 7 hours. And he was right there waiting when I returned. The level of service and what you get for the money is simply outstanding. I will be returning to Rome and I absolutely will be staying at Le Finestre. It enhanced my experience in Rome and made my vacation that much better - having such a lovely place to stay took my trip to the next level. Fabrizio and Barbara are the best! One last note - I took the shuttle bus to and from the airport, it will basically drop you off feet from the bed and breakfast door. It was nice not having to worry about or plan my transportation to and from the airport (FCO). The Bus Shuttle is 6 euro each way and is found at the bus station at the airport, just go right out of the terminal doors and you will hit it. The pick up and drop off for the bus on Via Crezencia is across the street from Le Finestre, address #2.

Le Finestre di Luz is a super cute and quiet place to stay in Rome. We enjoyed it a lot. The location (right behind Castel Sant'Angelo) is perfect, it is near to a metro station and one can easily reach many sights just by walking. The room was comfy and nicely done up. Our highlight was the installed lamp in the shower. The staff was very obliging and provided us with maps, fresh drinks and information. Not to forget the delicious breakfast with Italian dolci and hot coffee. We would definitely come back to this B&B and we can warmly recommend it to everyone who doesn't want to stay in a run-off-the-mill hotel.

The whole booking process went smoothly. The only thing Cross-Pollinate should change is the transportation from Fiumicino to Finestre di Luz. The Shuttlebus is much more convenient and cheaper than taking the train and then bus. The shuttle stops a short 5 minute walk from the B and B.

Had a really nice stay at this little B & B. The highlight was the delightful hostess (maybe Luz was her name) who catered to our breakfast needs and walked us to the Tobacco shop for bus tickets. Music drifted in through the window outside from a resident who was practicing, which made it even more quaint every afternoon. Loved that we were enclosed in a courtyard to buffer from the busy city. We walked to everything....even cross town.
Nothing major - the toilet seat was loose as was the handle from the bathroom door, which kept falling off.

My experience at Le Finestre di Luz was wonderful. Each day began with a fresh breakfast delivered with a smile and great warmth by Luz. The space was very clean, spacious (a sitting room and a bedroom!), and stylish with lovely, coved ceilings. The location is safe and very walkable--just minutes to the beautiful Castel Saint-Angelo and not much further to the many sights across the river. Easy metro access. I took the 6 euro (each way) bus to FCO from Via Crescenzio 2, and it was a breeze--highly recommended over taking the train to Termini then a cab or bus. I would definitely stay here again in the future!
The walkway up to the unit is very dark at night--an exterior light would make guests, especially those traveling alone, feel more secure when returning to the unit.
This is my second time using Cross-Pollinate and I couldn't be happier: clear communication and policies, and incredible friendly service. I have already spread the word with friends. Thank you!

Host was very gracious and tried to accommodate dietary restrictions (gluten free) She also spoke Spanish which was helpful for us - ordered a cab for us on the day of departure. Breakfast was wonderful, fruit, home make preserves, breads and pastry, yogurt. GREAT coffee and even made eggs a few days. Location was good, close to the Vatican, but still walking distance to other attractions. The room we had was large and entered via the courtyard - had to walk around to the terrace for breakfast - not a big deal but would suggest the rooms that entered off the terrace because I think it would be brighter. Our room was quite dark - no sunlight entered our room. WiFi in the room and could get on the web, but incoming/outgoing emails failed. Very safe area, good security of B&B.

Luz was very pleasant and a wonderful host. The location was convenient to the Vatican area. The rooms were clean and nice with great wi-fi available.
I would suggest adding some lighting near the entry way by the steps. At night, it is veru dark and hard to see.

Very clean comfortable and roomy, decent sized refrigerator. The hostess Nicoletta, was very sweet. The location could not be better for seeing sights, convenient shopping and transit connections. A big plus was that it was very quite. If/when we return to Rome, will stay again. Very good value.
We are frequent travelers and have used various forms of booking. I was lucky to have stumbled across, Cross-Pollinate. This is the most personal and friendly service I have received, like dealing with friends rather than an impersonal business. It was a very good stay, nice place. Enough room to stay there a couple of days. Very clean. Price/value very good, as I have seen worse hotels for a much higher price. Location was okay, Not an extremely lively neighbourhood, but its only a few minute walk to get to different restaurants and shops. A very nice plays, and when visiting ROme again, I would love to stay there again!
In my opinion the beds were a bit hard, (I quickly have back-problems) but I have been in hotels that were far more worse. The communication in English is a bit hard, but also was not a big problem because the hostess was very friendly and helpfull, Tip: In the email they give you advice to travel by train + bus to the accomadation. That is definitaly NOT the best option (took us about 2,5 hour) Take the Shuttlebus (costs 6 euro and brings you almost to the frontdoor in 50 minutes)

We really enjoyed our stay. Very clean and quiet. It felt like a little haven when we returned from our long days sightseeing. Sandra was a lovely hostess, providing breakfast each morning in the little courtyard at the time that best suited us (tea, cappuccino, bread, jams, juice and yogurt) and allowing us to store our luggage on our last day. Good wifi connection. The location is very close to St. Peter's, a 20 minute walk from some of the central attractions (Colosseum, Trevi Fountain, Spanish Steps) and a 8-10 minute walk from the nearest metro station. We would definitely stay here again.

Although really in the center of Rome - only 8 minutes walk to St. Peter - the place was very quiet. And the welcome was especially warm and nice - and so was Nicoletta throughout our stay there. As we are not too keen to have a big breakfast, it was fine for us. But people expecting a more British or American kind of breakfast will be disappointed.

This was our first city break and also our 25th wedding anniversary so we came to Rome with our 14 year old son. The room we were given was not in any of the pictures but it was very spacious and the bed was comfortable. We liked the sofa and the also lighting. The ensuite bathroom was modern and had a loo, bidet, basin and walk in shower and we never ran out of hot water. The location is superb as it is very close to the Vatican and also to the city Centre. We felt very safe walking back from wherever we were returning to. Sandra and Nicoletta were both charming and very helpful. The breakfasts were adequate being tea, coffee, fruit juice, bread and cakes. We would recommend and also use this B&B again. Do ask them about local restaurants before you go out as they are very helpful." Mama" (2 Mins around the corner) and Oseria Da Fortunata 15 Mins) were both recommnded and were excellent
The walk in shower has a screen that is not wide enough to stop the water splashing over part of the bathroom floor which is irritating as you have to use a towel as a Mat is not provided. It is also difficult to dry towels as there is a towel rail but you cannot switch it on the dry towels.

The equipment was very handy: we were given all we needed to prepare a small dinner when coming "home" in the evening. The room was a good size and we enjoyed the little private outdoor area, though there are a lot of mosquitos! The location is good and the host was lovely, welcoming and very helpful. The decoration is pretty unique, and we liked that!
The breakfast could be improved. It was quite sweet, and some might prefer yoghourt or eggs to cake and jam. The lighting in the room was very sparse, and we could only get the internet if we walked right up to the kitchen door. The kettle didn't fit the plugs in the room.
Cross-Pollinate was simple and easy to use. The price is good and the pictures were an actual reflection of what you get. Will definitely use again.

Our host Sandra was absolutely lovely and looked after us so well. The location was great, close to Vatican and restaurants. A short walk to the metro, though we walked around the city. The room was comfortable and quiet and Sandra kept feeding us delicious breakfasts to start the day. We arrived at night and it wasn't immediately obvious where to go- then we looked at the switchboard, were buzzed through and an entire courtyard opened up. This was so much better than staying in a hotel! Thanks so much.

Almost everything....! Sandra was extremely friendly and helpful, and put up with my rudimentary attempts to speak Italian with smiles and great grace. The directions from Termini were easy (#40 bus from Termini, and a short walk) and the trip was effortless. Quiet courtyard, very beautiful...... The room was large, with a large sitting room and large bedroom, which stayed relatively cool even in the 38 degree Rome temperatures when I was there. Sandra went out of her way to find things I could eat for breakfast, being gluten-and-mostly-dairy-free, and it was lovely. The neighborhood was excellent; shops and excellent restaurants nearby, and even walking home late at night from the centro, I felt safe on the well-lit streets. Not a huge presence of tourists, which was great, even though it is close to the Vatican. I had no problem accessing wireless, and the shower and hot water were just great. A lovely home in a lovely neighborhood..... Highly recommended.
The only reason I gave it 4 stars on accuracy of listing is that the site does say there is a fan, and there was none. To her above-and-beyond credit, however, Sandra did find a fan when I requested one, and brought it to my room. (The fan was mostly because, being in a ground-floor garden, there were a lot of mosquitoes outside, and I was afraid there might also be a lot inside....) There were almost none, however, in the bedroom, and i needed the fan rarely.

We loved this apartment! Sandra and Nicoletta were both warm and friendly and very helpful. The room was spotless, the breakfast on the terrace was wonderful, the area was safe and convenient and we felt well taken care of while there. I would stay there again for sure! A tip for anyone coming from Fiumicino airport to the apartment. There is a shuttle bus (named "the bus shuttle") that makes one stop exactly on via Crescenzio on it's way to Termini. This means you are about a 5 min walk from the apartment. It costs only 6 euro each way and you find the bus in the bus parking lot at your extreme right coming out from the terminal. So convenient!
The only thing that was not as described was that we weren't able to access the WIFI at all while we were there. We tried everywhere inside and outside without luck.

I loved how nice the room was and the decorations were amazing! Sandra was also quite friendly and accommodating; and the jam she makes is delicious. We didn't speak Italian and she didn't really speak English, but we got our points across to each other and she didn't make us feel like we were being rude just for being in the country! Very nice change from some of the other places we visited!
The shower didn't have a complete door. It was definitely in keeping with the modern theme of the room, but completely impractical. Taking a shower was cold because the steam didn't stay in with you and the bathroom was somewhat large and the floor got completely soaked with every bathing...
I am so glad that I found Cross-Pollinate, every accommodation I found through this site was well represented here so I knew exactly what I was getting before I got there and the ease of finding a location that worked for me was fantastic! There were a few accommodations that I had to find on my own because the cities were not included here, and they couldn't come close to comparing to the locations I found on this site. I hope Cross-Pollinate continues to grow and adds more cities to their listings, because I will definitely be using them again!

Loved this charming little B&B, great location right next to St Peter's Square, but quiet and out of way for sleeping. The room was just adorable and everything very clean and tidy. The owner is simply wonderful! She was super sweet and so helpful even though we got in very late the first night. Was very glad she spoke French since I speak no Italian, and she was a tremendous help our whole stay in getting around the city and site-seeing. She also helped us get a taxi and allowed us to keep our luggage there after check-in. Overall, was wonderful staying there, would have loved to stay longer and would definitely return.
Until you know where it is, can be difficult to find and spot from road as tucked back behind a large door and courtyard.
Great experience and was great they were able to help us find a place to stay after our fist choice was booked, and we used them not only for Rome but Paris as well.

The mini-community feel once you went through the front gate, the size of the room, and the cool feel/decorations inside. We were running non-stop for 2.5 days in Rome and this was a great place to come back to and refresh.
The wifi was a little difficult to connect to unless you were in a certain part of the apartment and the glass shield around the shower didn't keep much of the water from getting into the rest of the bathroom.
This was the second booking ever for cross-pollinate and subsequently the second booking on my vacation. 2 for 2; I'd recommend this website to any of my friends.

We had a great visit to Le Finestre. The location was close to the Vatican and train stations. The room was spacious, clean and cute. The staff was wonderful. Although our host did not speak much english, she provided recommendations for things to do, as well as information on transportation. She was incredibly sweet and hospitable.
