Agnese Guesthouse
Agnese's is a large, 3 bedroom apartment with 1 full bathroom, 1 small bathroom, a kitchen and a living room. Two of the rooms are available for rent to guests, each of which can have 2 single beds or 1 double bed. Normally the apartment is rented to students who stay months at a time and is only made available for short tourists stays occasionally.

The big draws of the place are the price and the location - literally right underneath St. Peter's Basilica and in walking distance of Piazza Navona and other areas of the historic center.

It's nothing spectacular in terms of furnishings, but it does have pretty cool art as Agnese does all sorts of art projects, many of which involve children. It's all clean and functional and does get a good amount of light in the bedrooms but might be a bit loud as there's a street below. A major bus stop is right out front and it's also walkable to Stazione San Pietro which goes to the airport. It's within walking distance to the Vatican museums, St. Peter's Basilica, Castello St. Angelo, and many other historic and cultural sites.

Ceiling fans as well as the thick walls (it's a historic apartment building) keep the apartment fairly cool during the summer and there's WIFI included.

I loved my bedroom! It had lots of space and the decoration was very nice. Agnese is super nice and willing to give advice, available at anytime. Everyone has its private bathroom, even though the hall has to be crosed in order to get there. Also, I could wash my clothes if I needed to (I ended up needing it).The location is not bad considering I'm very fond of walking, and that there are public transports just across the street.
The wi-fi signal was sometimes very poor inside my bedroom, which was kind of a problem when on skype.
It has been very helpfull. The place was exactly what I was told, and when I had any question, I'd get an aswer very quickly with all the patience in the world.

I liked everything. The place, the house, the owner. The house is very near the Vatican City and a good place to start the tour to the city of Rome. Very nice and a recommended place.

Walkable distance to Vatican/ St. Peter's Square, multiple buses/ stops across the street, also a decent cafe across the street for a quick breakfast. We also unexpectedly came in later but Agnese waited patiently for us and still gave us the time of day to show us where to go in Rome.
The place was bare-bones, exactly as described. However, my biggest complaint is the ants crawling in my bedroom, which I didn't notice until the last night I was there. They got into my backpack and my bed when I had no food anywhere in the room. While the price for this place can't be beat, esp over the holidays, I'd rather pay more to sleep in a cleaner and more comfortable place.
It took a little over 24hrs for response (due to waiting to hear from Agnese) but once we connected, everything was easy and smooth-sailing.

The owner has reported that the guests before this stay, over Christmas, had used the kitchen a lot and had left crumbs pretty much everywhere - kitchen, room, balcony, and that it did attract some ants. She's sprayed and taken care of it. We're sure it was a one-off thing and not an ongoing issue.

Nice size bedroom, own bathroom, the kitchen and sitting room. Also, it is very near the Vatican and the #64 bus that takes you to most tourist attractions.
While most of her guests have their cell phones to serve as an alarm clock, I don't. It would have been helpful to me if there had been an alarm clock in the BR. She brought over an alarm clock but I couldn't get it to work - I wasn't there when she left it.
You all were extremely helpful to me in answering my many questions. I think you all provide a wonderful selection of rooms to those of us that are unable to afford hotel rooms.

Perhaps a few more amenities in kichen.. One shower is very small

Agnese' apartment is a classic beauty, simple but comfortable in an incredibly special and accessible part of Rome. Whether you want to sit in front of a balcony window sipping Prosecco at home or walk to St Peter's Basillica then the Pantheon- it's all possible.

We stayed here twice during our time in Italy and loved it both times! Agnese was so kind and helpful. Our room was large, clean, and bright. We loved having a washing machine and kitchen to use. The location couldn't have been more perfect for us. We definitely recommend staying here, and hopefully we will be back next time too!
A sharper knife in the kitchen would have been helpful.

The location is wonderful! We were able to walk to just about everywhere we wanted to visit and the neighborhood is very nice. Grocery store is very close which was great since we cooked nearly every meal during our time here. Agnese Ricci, the owner, was very pleasant, very helpful, and very friendly; a wonderful person.
Microwave oven would be nice
Will definitely use Cross-Pollinate again.

It's a fully equipped apartment, so you can cook, wash clothes. It is just five minutes away from the Vatican.
The front street is too noisy. However, it's OK with closed windows. Might be a problem is you stay in summer and you do mind the noise.
