CLOSED - B & B Atos
We've never once received a complaint for B & B Atos -- and we've had them on the site since 2004. Gabriella, the friendly Italian woman who owns it and does just about everything herself, keeps her 3 rooms extremely clean, always has her availability perfectly updated, and keeps everything looking brand-new all the time. In March 2010, I stopped by and took some new photos and see absolutely no difference between them and the originals. Her place just doesn't age!

Her English isn't top-notch but she manages to communicate just fine with her guests and always gets rave reviews for her kindness and helpfulness. All the rooms have marble floors, ensuite bathrooms (with shower stalls, no tub), TVs, built-in mini-safes, and air-conditioning (at a small extra fee).

The neighborhood, the north side of Termini Station, is known for its convenience, both in getting in and out of the city as well as getting around to all the sites of Rome. Since 2000, with the big Holy Year Jubilee, this neighborhood has been constantly renovated and is very safe and well-maintained. It's not as densely populated with restaurants and cafés as the historic center, but there are some places we highly recommend: the Neapolitan restaurant and pizzeria "Meid in Nepols" on Via Varese, and the well-known wine bar/restaurant "Trimani" on Via Goito. The extensive bus and subway network hub of Termini are only a few blocks away, so getting around is easy, and there are plenty of services for tourists - internet points, laundromats, pharmacy, etc.

B&B Atos is a very nice and little B&B. The owner Gabriella was very sweet an helpful. We thought that price/value was excellent. We rwally enjoyed the breakfast in a little bar across the street. It was not a lot, but very dillicious and they had very good coffee. We can honestly recommend to stay here.
The first hotel we booked unfortunatetly not available anymore. Ferdinand was very helpful and we could quickly find a different B&B because of him. We are very happy with your service and your site.

Property is super clean,whatever is needed is provided in the room,refrigerator, safe, hairdryer etc. Amenities are good. Gabriella, the host is very caring & helpful, in fact first day had to take a medicine, so asked her to provide warm drinking water, next day she had without asking. placed a flask of hot water while we were away. Though her English is not excellent but sufficient for conversation . Breakfast provided, is a coupon for a nearby cafe where you get a coffee with, croissant.

Gabriella was a fantastic host! She was friendly and attentive throughout our four night stay at B&B Atos. Our room (the one pictured with the blue bedspread) appeared exactly the same in person. The room and bathroom were spotless, and the AC kept our room cool. If we wanted a breeze, it was easy to open the window and shutters. Also, the room was very quiet during the day and evening hours. Navigating to and from Termini was a quick and straightforward walk, which helped when arriving/departing with luggage. The included breakfast, provided from a cafe across the street, was tasty and served by friendly staff. Added bonus: close proximity to 2 outdoor water fountains and a great lunch and dinner restaurant on Via Varese. I would definitely stay here again if we return to Rome.

Because I was arriving in Rome on a Friday afternoon and taking a train south to Brindisi on Saturday morning, I was looking for a play to stay close to Termini. The location of B&B Atos was perfect! A very short walk to and from the train station. It is often difficult to book a room for just one night during high season, so I appreciated that I was able to do so here. I highly recommend the B&B Atos for a short stay in Rome.

We walked past the door several times. I was looking for number 23 on a building. It would have been easier to find if I'd been told it was across the street from the pastry shop where we ate breakfast each morning.
This is the third time I've used them, and they've been great each time. I've stayed in lovely spots through them in Rome, twice, and once in Florence. Missed not finding a good spot through them in Venice, though! (They didn't have anything in my price range. It wasn't them).

Perfect room, perfect hostess. We would recommend B&B Atos (and Gabriella) to anyone visiting Rome who wants to be in a central location close to Termini - the transportation hub of Rome. It was literally a few minutes walk down Via Milazzo from Termini yet quiet.

It was clean and cute. It was quiet. I liked the location near termini but it doesn't really bother me to walk or take public transportation to get around Rome. It wasn't a fancy breakfast but I enjoyed the little cafe across the street where we got pastry and coffee for breakfast (via the voucher supplied with room). I would stay there again.
Wifi doesn't work in the room but does work in the common entrance room just outside the door. Our room was air conditioned (for an extra 5 euros/day) but this common entrance room was not. There is no way to improve it and there is an elevator but these rooms are at least on the 6th story. Elevator stops in between floors so will have to climb some stairs at both top and bottom, in case impaired mobility climbing stairs an issue.
It was great! I would definitly use again.

I really liked the friendly welcome and the contact that I had with Gabriella. The location of the B & B was perfect - so close to the station. While my stay here was my last night in Italy, I would definitely consider staying here as a base in Rome. It was clean, the beds were comfy and fairly quiet considering where it is!

I stay at Gabriella's B&B Atos whenever I need to stay overnight in Rome because 1) the location is great (2 blocks from Termini), 2) the rooms are impeccably maintained and 3) Gabriella is a great owner - so sweet and welcoming. I couldn't speak more highly of B&B Atos if I tried!
There is nothing that I can think of that would make B&B Atos better. It's an awesome value.
Cross-Pollinate gives me something that other booking websites don't offer: Personal service. Steve and Amy always respond to my inquiries quickly. In fact, this particular time I had to fly back to the States at the last minute and Amy offered to contact the owner for me to change my original room reservation from a double to a single room saving me money and stress. She took care of everything for me.

A nice clean, modern room with bathroom and air conditioning that was just what we needed after a day on the train and march around Rome. The staff was incredibly helpful. A perfect place to spend our last night in Italy before heading home. The location was a easy walk from the train station.
I can't think of much that could be improved. The heavy metal door outside the B&B was a bit off-putting, but once inside this was a very nice place at a very good rate.
Cross-Pollinate helped us find three rooms for the three couples in our group that were right around the corner from each other. They were very helpful and I would use the service again.

I have stayed at B&B Atos during trips to Italy in October 2010 and May 2014. In each instance B&B Atos has been our home-base, flying in and out of Rome with travel in between. We could not ask for a better experience. The proprietor, Signora Gabriella, is friendly, kind, organized, efficient, and most helpful. She rents three very clean, comfortable, quiet, en-suite rooms in her apartment, separate from her own private quarters. The convenient location (a short walk from Termini station) makes it ideal for visiting Rome (handy access to both the Metro and numerous bus lines), day trips from Rome, the airport express train, or trains to other parts of the country. Lodging includes morning pastry and coffee at friendly Ola Bar across the street. During this trip we stayed at B&B Atos our first night of arrival before heading south to visit family, three days during the middle of our trip before heading north, and two final days at the end of the trip before flying home. Arriving at 9:00 a.m., Signora Gabriella allowed us to leave our bags until our room was ready; in the middle of our trip she also let us leave a bag containing gifts given to us by relatives so we would not have to carry them with us on our trip up to Venice and back. Each time we returned to B&B Atos it felt like coming home, an ideal way to bookend our travels. Grazie mille, Signora Gabriella!
No recommendations for improvement, however it is worth noting that the although the building has an elevator, there are about a dozen steps from the front entrance to the elevator and another half flight from the elevator up to B&B Atos.
We’ve used Cross-Pollinate in planning trips to Italy in 2004, 2007, 2010, and 2014. In 2004 a family emergency made it necessary to cancel the entire trip. Thankfully, Cross-Pollinate’s cancellation policy made the process very simple. I find the website to be very easy to navigate and the am confident that I can trust the details and descriptions to be complete and accurate. I had only one night in Rome, and wanted a place near the train station for logistical reasons. I was a bit nervous, worried it would be noisy or not a nice neighborhood. I turned out to be a lovely place to stay and would consider it even if I just wanted to spend time in Rome.

The room was very clean and comfortable, and we had everything we needed. The location near the Termini Station was especially convenient. Even though it was just a very short walk to the Termini, we weren't bothered by street noise. We asked Gabriella to suggest a restaurant, and her recommendation was excellent - we had a very good meal at Taverna Pretoriana.
Only one suggestion: it would be good to have an English translation of the form that we needed to sign when we checked in. This is a minor detail, but I was a little bit uncomfortable signing something that I didn't understand.
We were totally satisfied with the service provided by Cross-Pollinate and have been recommending it to people who may be traveling to Europe.

The room was very very clean, Gabriella is very helpful. And the location is good, near from Termini Station and the bus stops to the airports. About 15 min from city center with the bus.
I know it's Rome but it's quite expensive. There is no discount when you stay 4 nights... It's a B&B but we have to take the breakfast outside, in a cafeteria (1 drink and 1 croissant). For 80 euros per night, the breakfast could be more important.
The CP staff is very helpful, they answer fastly to the mails and to the requests. Thank you very much !

This place was close to the train station, easy to find.
The hostess was not there when we arrived (although we had NOT contacted her regarding our arrival time prior to arrival). My husband had to walk down the street and find a phone to call her- she came within 5 minutes. Not a huge deal.

The B&B was close to the Termini train station. We were using that as our main transportation around Italy so it was very conveniently located for us. We walked everywhere, never taking public transportation. Worked out fine. The B&B was easy to locate. Just look at the bell panel for the name for there is no larger signage on the building. Everything was clean and comfortable. Our hostess was friendly and helpful despite her limited english and our nonexistent command of the Italian language.

The photos do not do this location justice! The room was large, well appointed and very comfortable. The location is on the 6th floor of the building, so there is a great view from the large windows (there was an elevator). We found the location perfect, close to the train & metro station in an vibrant, safe neighborhood. We felt very comfortable walking in the area at night. The owner was a delight and gave us vouchers for a European breakfast (espresso and fresh croissant) at a nearby cafe (very good). The wifi worked really well when sitting in the common area. The room was cleaned each day and we were given shampoo and soaps. We would recommend this spot to anybody and will stay there again.

It is very close to Termini railway station and the metro. Great for easy access to and from every where. The room and bed were comfortable. Not decorator- fancy, but basic and nice. Yet the location is fairly quiet for Rome. I would recommend it.
I wish there were more interesting restaurants around that location, but if you walk a bit you can find some good places to eat.

The room is beautiful and clean the location is very nice as it is quite close to the train station/metro the lady (Gabriela) is very nice and accommodating. Be patient with her as her English is not her first language but she will be more than willing to help you out with anything.
The breakfast - although all of Italy seems to be like this - is a bit poor (croissant and an expresso). It would have been nice to have fruit or yogourt in addition to that.

The breakfast is at a cafe and a coffee and bun. As I eat neither of these I had nothing! Maybe a reduction if you don't want breakfast? There were alot of stairs. The manager helped me by taking my bag in the lift. I am claustrophobic!

B & B Atos is very close to the train station which makes it very convenient!
The owner gave directions in English to the cafe (for the complimentary breakfast), and she got her right and left mixed up. I ended up walking in the wrong direction and wandered around for a bit before I landed at the cafe which is very, very close to the B&B. It may be helpful to have a simple map on the back of complimentary breakfast ticket.
They were quick to respond to my last minute reservation request contacting me almost immediately. .

The hotel was so close to the train station. I'm glad I opted for air-conditioning, and the WIFI worked well.
It would help if there was a sign on the side of the building. I walked right by the building! Only one bed was made, so I didn't have a choice of which bed to sleep in. That might sound silly, but I had already laid everything out for the next day on the wrong bed. Also I some difficulty communicating with the owner.

We stayed for 6 nights in June 2013. Gabriella was extremely helpful and the accommodations were spotless and in great condition! Very easy access to Termini station, and the bar (ie. cafe) across the street was a reasonable place to grab a croissant and espresso each morning. Really appreciated having a room safe as well for our valuables.
Really no problems at all. If we came back to Rome we'd stay at Atos again in a heartbeat. The signage is a bit hard to find on the front door buzzer but that seems typical for Rome. The accommodations are on the top floor so you either have to take the (small-ish) elevator or hike up the 6 flights of stairs. Wasn't an issue for us, but people with limited mobility or lots of luggage should probably be aware.
We had originally inquired about the Beehive itself but were more than happy with the excellent service provided by Steve and the Cross-Pollinate staff. It's an awesome idea and we hope it continues to spread and evolve!

I didn't use the breakfast coupon, so I can't comment on how that is. I won't say it needs improvement, I just am disclosing my ranking doesn't include that part.

Friendly greeting, position of the apartment was perfect, close to Termini and everywhere accessible. Room was spacious, bathroom clean with good shower. Everything was very well organised. Very reasonably priced. Fourth floor but lift so no problem.
I know we say this everywhere in Italy. Tea and coffee making facilities in the room would be wonderful.

Gabriella the owner was very friendly and even though she spoke only a little English she was helpful. The room and attached bath were immaculate. The bed was comfortable. The price compared to a hotel was a steal.
It should be noted that the rooms are on the 4th floor of the building. Have to go up 2 small flights of stairs to an elevator that takes you up to the rooms. Those with a lot of heavy suit cases should know this.
Had a great experience and if we ever decide to come to Rome again we will definitely use your service.

The accommodations were very clean and centrally located (5 min walk to termini). Gabriella was very professional, kind, and available to help book taxi to the airport. Breakfast voucher is for coffee and pastry - a true Italian breakfast. Would definitely stay here again.
The area around the termini/b and b is a bit sketchy late at night but still wouldn't hesitate to stay here, as quick walk down main steet to get to accommodations at night.
The Bee Hive website offers a free restaurant guide for Rome. It was fabulous and eating at their recommended establishments was a highlight of our trip to Roma.

Great location - close to Beehive restaurant which was perfectly to our liking. Also, Atos was just what we were looking for in accommodation, pricing, location, etc.
A coupon for at least a discount at Beehive would have been appreciated, as coffee and a nutritionally-challenged pastry doesn't cut it.
Positive in all respects. We liked the choice in accommodation and your excellent little restaurant. Also, your blog is a great resource and we loved the episodes of the Food Police. Maybe you can figure out a way of recruiting more to deal with all the crimes against nutrition.

Location to the termini was great. Top floor with elevator made it easy to get there and it was quiet and comfortable. Our innkeeper was very most helpful and gracious.
Almost all the beds we have found in Italy are not very comfortable. I'd like a mattress that was not so hard. I like firm but not hard. But I think most of the mattresses are hard.
We continue to be pleased with the high quality and pleasant receptions at c-p accommodations.

My husband and I booked here the night before our cruise as it is so close to the Rome train station and had booked another hotel for when we returned from our cruise. After staying here, we decided to cancel the other hotel as we were so pleased with our stay at this B & B. Staff was extremely helpful especially in terms of recommending restaurants and booking a taxi to the airport. It is a very modest hotel so it wouldn't be appealing to those looking for fancier accommodations. We just weren't interested in spending our money on accommodations when we spent so little time there. Very clean, friendly, helpful and so accessible.
I'm so glad that my friend recommended Cross-Pollinate. I actually printed off the information they provided on Italy and took it with me. All recommendations they suggested were accurate.

The owner met us at the B&B although she did not live there, and although she spoke limited English, she was extremely helpful and friendly. The B&B was spotless and well cared for.
Make sure to get air conditioning because there is a bar nearby and sleeping early can be disturbed by the noise and smoke. The second night the owner did not leave the air conditioning control in the room which was a problem. Other than that, the room was very clean and was a short walk to the train station.
I found out about Cross-Pollinate from an article in the newspaper and I would definitely use it again. My sister used it in Madrid and Barcelona with great success too.

It is very easy to get to and from the train station. Stayed here two different years now and both times the women that checked me in was very nice and the room was VERY clean. Just basic and clean.
Can't be improved but just a fyi.... Once you take the elevator it is another floor up to carry suitcases. IF you pack light (NOT like me when I FIRST started traveling) but NOW I'm use to 1 smaller suitcase and 1 smaller back pack. Then the stairs are not so bad. You always know an American when you see all the suitcases. :)
I'm sold on this company. They are very professional to work with and will help in getting back with quick emails if need help. I have watched many of the educational YouTubes and find the videos fun & have helpful ideas, as well as wholesome and family orientated. Don't remember what I paid for this location.

We had a lovely experience staying at B&B Atos. Gabriella, the owner, was absolutely lovely and extremely helpful. The B&B is situated only half a block away from the Terravision bus stop (this is the bus that takes you from the Fiumicino Airport to the city center) which is very useful when you are coming with heavy luggage! A wonderful place to stay when discovering Rome!
