Walter's Studio
This small apartment near the train station has a large room that functions as a living room, a dining room and kitchen, complete with stove, oven and washing machine.

Up the steps is a loft area with a double bed and a small bathroom with shower. The studio is on the ground floor in the inner courtyard of a turn of the century building, which keeps it cool and quiet. The doors at the end of the kitchen area open to a small courtyard with plants. The neighborhood is just south of Roma Termini, the central train station, and is a very ethnic neighborhood with lots of food markets and clothing shops. At Termini there are connections to the subway and bus system, making it easy to get in and out of Rome and around town. There's also the red line subway a few blocks away at Piazza Vittorio that takes you right to the Vatican or the Spanish Steps.

I rented this for some visiting guests so I did not stay there myself. The price is terrific for the center of Rome. To have kitchen and a bit of room to relax is terrific. My guests said they slept well and found everything to their liking . It's nothing glamorous but it is comfortable and a great bargain! Walter is very nice and gave me a thorough orientation before my guests arrived. WiFi was strong.
The bathroom is quirky and my guests said the shower water was not very warm. Hard to get a cell signal in the apartment: had to go to the street.
This was my first time and I was delighted how smoothly it went. Bravo!

Walter's Studio represents good value for money, it is very well located and has everything one needs for a short city break in Rome. Walter was very helpful and friendly. Would recommend Walter's Studio to our friends anytime.
Would pick on cleanliness in a bathroom. Also, the sofabed was a little too hard for my taste and it is definitely not recommended for more than 1 adult. But this is nitpicking and all in all everything was great.
Communication with Cross-Pollinate was fast and accurate, thank you. Will definitely recommend you.

We liked the location, that was conveniently close to Termini Station. The apartment is modest, but clean with nice architectural features. Walter was very helpful with information about the apartment.
The fold out bed downstairs could be a little softer.
So very thankful to the people at Cross-Pollinate for their quick replies to all of my emails. Thanks to them we had the perfect place to stay and enjoy our time in Rome.

Steve from Cross-Pollinate's responsiveness and helpfulness. Walter's Studio was reasonably clean and of adequate size for 3 adults. Walter himself was friendly and, I believe, as helpful as he could be, but his English was not fluent (and we spoke no Italian) so communication was limited.
A printed sheet of instructions in English for use of appliances, various switches in unit etc. And future users of this unit should understand that it is owned/occupied by Walter, an older gentleman, who vacates when he has tenants. But it has the feel of a place that one's grandfather might own/occupy, without the benefit of a continuous female presence. Get what I mean? But the big thing is this: Don't know that Walter can improve this, but walking down the street to the unit's front door (a few block's from Rome's Termini train station) was like walking a gauntlet of street vendors, beggars and guys just hanging out. Unsettling for people unaccustomed to it, especially after dark. We're in our mid-60s and not super-sensitive, but it was still unsettling, even though no one threatened us.
Steve and Cross-Polinate were terrific. I just encourage users of this site to be direct in inquiring of Steve about the character of the neighborhood in which the candidate unit is located. Steve will give you his honest assessment. We just never asked him before we moved in to Walter's. Maybe some users would not have been unsettled like we were, but we certainly were. Like my Mom always said: Live and learn.

The simplicity and quietness of the apartment, its proximity to the main train station, and ease of walking to the Colosseum.
A kettle would have been very useful! I think Walter is more of a coffee drinker, so uses the coffee pot, but as we preferred tea, we had to boil water in a saucepan. Not a big problem but an easy addition to the apartment.
After finding out there was no availability in the Bee Hive, it was such a help to be directed to this site, and there was excellent communication via email when it was required. Many thanks!

Very nice place! I was able to use washing machine to do laundry.
We unknowingly turned off hot water switch and had to call Walters friend because we had no hot water. Perhaps Walter could tell people which switch it to turn off :-).

The first thing I liked upon arrival was Walter who showed us around and offered good advice, a thorough gentleman. The location was excellent and offered easy access to the major tourist attractions and railway station. The price was most reasonable compared to what else was on offer. The studio was spacious and clean.
Perhaps railing could be considered for the bottom section of the stairs.
When researching accomodation options for the this holiday a friend told me about Cross Pollinate. I'm glad he did as through this agency I was able to secure accomodation which represented excellent value. I have extolled the virtues of Cross Pollinate to others since and would certainly use it in future.

Walter's Studio was in a fantastic location - just 2 blocks away from Termini with access to the rest of the city via the Metro. It was a large space compared to the costs of hotel rooms in the city for a similar cost.
The bathroom set-up was a bit strange which you can see from the pictures going in. After showering you can't really use the sink for an hour or so because everything is wet. This was extremely minor and shouldn't stop anyone from renting.
Cross-Pollinate is very quick and the idea and site are awesome. I did find it slightly frustrating that our first 3 choices were all booked and I wish there was a way the site could stay more inter-twined with their listings that aren't considered preferred to show true availability.

Yeah, this frustrates us too! Just depends on the time of year too and how busy everyone is. Some properties work with so many other sites that it's hard for them to update all the calendars they have.

Walter's studio was amazing - a loft with great character and amenities, right beside the train station and within walking distance to several of the main sites and metro. Walter is a very kind person, and he gave us some great tips on where to shop and dine. Wifi worked perfectly.
Everything was great - my only comment would be the cleanliness - a quick sweep of the floor and counter would have been appreciated.

Walter's home is very true to the pictures posted here. Nice, clean and spacious. It is close to Metro stop, Termini and nice local restuarant. Walter is friendly and wait for us according to the schedule. We will recommend anyone to stay here.

I love the location and the fact that it was on the first floor but at the back of the building so it was very quiet. I love the courtyard because you could get fresh air. It was very clean and Walter seemed very nice. A big 10.
Only one thing and it was minor: Because the ceiling in the bathroom sloped it felt a little bit confining.
The cross pollinate experience was very user friendly.

This is a great accomodation for a couple. Easy to reach from the train/metro station, a well-appointed and rustic, niche-y apartment with wonderful soft light.
It's not super close to a nice cafe or grocery. It also lacks internet and the stairwell outside, above the bedroom can be noisy in the morning. These are minor issues though and the ambience/privacy makes up for it.
The staff were really responsive to some special requests we had when booking the apartment. It was really a pleasure to work with them!

Correction: there's Panella, a great cafe, on the other side of Piazza Vittorio, and there's one of the biggest markets in Rome, the Mercato Esquilino, about 2 blocks away!

A great opportunity to stay in a central location in a building with an interesting and authentic atmosphere - old vaulted ceilings - near Santa Maria Maggiore - effectively 'borrowing' someone's home in Rome for a little. Enjoyed meeting Walter who was very helpful. Very happy memory.
A couple more basic cooking ingredients in the cupboard would make self catering a tad easier. There's a supermarket opposite Santa Maria Maggiore.There's a big gelati house for locals at Piazza Vittorio Emannuele.

The apartment was charming, with the loft bedroom. The building was clean and spacious, and we felt safe. Access to a patio was nice. Although it was too cold to sit out there, we used it for drying clothes.
There were issues. The washing machine stopped working, but Walter had someone come promptly to get it going. The shower drain was problematic, but not a crisis. There was no telephone and no internet and no television (or at least no cable with many channels, including English news, which we are accustomed to have).
My experience with Cross-Pollinate was positive. I would not hestitate to use CP again. Two issues. One was that the neighborhood was described on the web site as "Italian", whereas it was mostly "Asian". No problem with that, but it was not an experience in an Italian neighborhood. The other was that the absence of phone and internet was not pointed out on the web site. The CP rebuttal at the time was that no said there was phone or internet. OK, but phone and internet today are like water and heat: in the modern world you take for granted that they will be there. These are especially important for tourists, who may not have a European cell phone, and who probably want to keep in touch with their e-mail.

I totally agree that having wifi is important and very useful when traveling, but I don't see the logic in pointing out, for each listing, what it doesn't have. If anything, I think that's more confusing. So if it has it, it's listed. If it's not listed, don't assume it has it anyway. And when in doubt, ask us!
