Patrizia's Vacation Home
When I first met Patrizia, she sat me down for a nice strong coffee and then, not quite satisfied, filled me up with fruit she had bought that morning at the market around the corner. She then smiled and handed me a letter that had just arrived that morning: an invitation to the wedding of the daughter of one of her very first guests in her "Vacation Home".... That's the kind of host this woman is!

Together with her large family she runs the Roma da Noi B&B and a bar around the corner, and lives with her dog and occasionally her daughters just next door to this apartment (separate entrance), which used to be part of her larger family home.

After her husband passed away, and with her daughters grown, Patrizia found that the big apartment held too much space for just her and her dog so she decided to start hosting visitors.

The "Vacation Home" (as she likes to call it) has a small entrance area with a coffee table and two chairs for relaxing and reading, a kitchen, a nice and newly redone bathroom with large shower stall, and two elegant bedrooms.

Situated in the busy neighborhood around Termini, the bedrooms are not particularly quiet, but the location is great for getting around in the city, since public transportation goes everywhere from this main hub.

We stayed just one night on the way home. Patrizia is so lovely and this was an easy experience. The flat was very central and close to the main railway station. It is a large flat with 2 big bedrooms but no living room. Large kitchen, and beautiful high ceilings.
Could be updated into more modern style. Feels old school Italian. Only downside was that the none of the windows looked out onto the street, so that made it feel quite dark.

Location excellent, well equipped beautiful apartment. Especially grateful for washing machine. Felt very safe and comfortable.
I thought it would be two queen beds but it turned out to be one room with two singles and a queen in the main room. Certainly not a major issue.
I have used cross pollinate before and felt comfortable knowing that we would get a good standard and value for money.

The location was very convenient to train station, Metro, and supermarkets, as well as other shopping. The décor was pleasant. Patrizia was very pleasant, though her English was little better than my Italian. Bedrooms were comfortable.
The kitchen was minimally supplied with cooking equipment. Light was dim in the kitchen. There was a smell of mildew in kitchen, bathroom, and even the elevator. Incense did not cover up that basic problem.
I would certainly use Cross-Pollinate again.

Everything! The location, the apartment itself- it was very well equipped and beautifully furnished, Patrizia was lovely and very welcoming and friendly. We loved it.
For a base in Rome, I can't really think of anything. It was just as we wanted and needed.
Excellent. Quick, efficient and found us a super place to suit our requirements especially with a young baby.

This is a wonderful place to stay in central Rome. The owner is very nice and her place is immaculate and very nicely furnished. The bathroom is very nice and the kitchen is fully-equipped for fixing meals. We wished for another chair in the entry area.
The two twin bed mattresses were not great. They are foam and quite uncomfortable.
I am so glad to have discovered Cross-Pollinate. Steve was extremely helpful. I will certainly use your service again in the future.

Four of us needed a place in Rome for one night before meeting up with another couple and taking the train to Venice. This place was perfect! Easy to get to, conveniently close to the train station, and near hop-on hop-off tour bus stops (useful when one has just a day to spend in Rome!). The apartment was spotlessly clean; it was a cool haven on a terrifically hot day; we managed to communicate with Patrizia despite lacking a shared language (wish we had known her bar was the one next to the one we chose for coffee and a pastry in the morning!). We were SO grateful for the bottles of water in the flat, and cannot thank Patrizia enough for letting us leave our luggage in the flat for the day while we toured Rome.
Nothing (unless one could arrange for the cleaning staff for the hotel across the street to not stand about in the street at 4 a.m. chatting and smoking!)

The apartment was great - we didn't really get to enjoy it because we were only there for one night, but we would definitely recommend it if you need to be near Termini. We also appreciated the fact that we were able to book for a single night, which is unusual for an apartment in Rome.
it is noisy from the street if you want to have the windows open, and the location (the street, not the building) is a bit seedy, but if you need to be near Termini it is great. Also, there is no lounge area, just a sitting area in the entrance way, but for a short stay this is fine.
the Cross-Pollinate staff were excellent and very helpful!
